New Westgate Owner- Sounds like I should get out

Hello,

New member and new Westgate owner in Las Vegas. From what I have seen, it looks like I should get out of my ownership. I have odd year, all season ownership. Does that resort have a better market than the other Westgate properties? Any advice would be helpful.

If you are within the rescission period, (5 calendar days)you should definitely rescind. Steer clear of Wastegate!

Rescind now. You can do much better than Wastegate. We own Hilton Grand in Vegas as well as Vistana in Hawaii. With resale you will pay a fraction of the price. Westgate is the worst TS system because they put so many restrictions on resale that no one will want to buy your unit when you want to dispose. Then you are stuck deeding back and will have to pay Westgate thousands to get out.

Westgate is the worst TS system out there. Rescind now.

Follow the rescission exactly on the contract and within the timeline or else you are stuck with a piece of junk that will not be worth anything.

How much did you pay? and what resort?

I’m definitely out of the rescission period. I paid $15,000 for an odd year 2 be condo at the Las Vegas hotel and casino.

Sorry to hear that you are outside the rescission period. Nevada is either 5 or 7 days, I cannot remember.

Looks like you will need to make the best of it and use it, exchange it in II or rent it out to get the most out of your investment. Many owners on TUG also found out too late that their developer purchase was not optimal and made the best of it. Many of us found resale, researched the market carefully for the winners and bought more resale to offset our original "developer dogs" for 10% - 25% of the developer cost. Research TUG for details.

Oh, I'm sorry. But whatever. Definitely stay away now from ANY upfront fee, 'get you out of your timeshare' outfit. They are all scams to get more of your money. If your TS has a mortgage, you're pretty much stuck, so learn to use and exchange it as you wish. Half of us bought just like you did and didn't rescind when we could, and the majority love the timesharing lifestyle. In answer to your other question, yes. I own 3+ annual weeks and have traveled and exchanged all over the US, Mexico, and Europe with them.

As others have said - start with learning how to fully use what you own .

IMO - Westgate has 2 negatives / neither of which impact USE VALUE ..(if you are the original purchaser from Westgate)
1) If resold -they remove certain ownership perks which impacts RESALE VALUE .
2) Their sales force is well known to lie and are aggressive in their presentations . ( This is not unique to Westgate)

You can use where you bought - use at other Westgate locations -exchange through Intervals International .
Each option has a cost structure and a planning ahead roadmap you need to learn .

After figuring out these basics AND perhaps reading lots of TUG , you can better consider adding resale options that fit your needs.

Look in the newbies forum stickies for the questionnaire on 'what timeshare should I buy' fill it out and post it. There are lots of good companies. TUGgers are helpful with advice. What's right for me might not work for you.

I think you will find the resorts nice. As T-Dot-Traveler said, avoid the sales weasels unless you enjoy grabbing their goodies and torturing them (me).

Since you bought from Westgate and "is entitled to all the honors and benefits occurring thereto.", learn to use it to its full use and enjoy the time with your loved ones. How does that work out if you wanted to trade within Westgate as that might be your best value if you want to vacation in the areas where Westgate has a presence.
