Maintenance Fee per Thousand ( 1000 ) Points

    I am just sharing this what I put together for myself to figure out Maint fees. I kept seeing how everyone was listing what their Maint Fees where per 1000 points and was like how are they coming up with that....... LOL ( Math isn't my strong suite ). Hope this helps other people


    Variables
    Yearly Maint Fee = YMF
    Total Wyndham Points = TP
    Wyndham points by Thousand (1000) = WPT
    Cost Per Point = CPP
    Maint Fee Per Thousand (1000) = MPT

    To figure out maint Fee by thousand
    YMF/ TP = CPP * 1000 = MPT

    To compute maint fee by year
    WPT * MPT = YMF


    Example of how to use the above

    You buy 308K points some where
    Your yearly maint fees are $1920
    You want to know what your fees are per 1000

    take

    1920 / 308000 = CPP * 1000 = 6.23

    Say someone already gave you the cost for maint per thousand

    6.23 / 1000 = Maint fee on a property.

    You want to know your yearly Maint fee

    Take

    308 * 6.23 = 1918.84 ( yearly Maint)

    You have to consider the minimum Program Fee comes into play and makes the MF rate look higher than normal for small contracts under ~231k points.

    On the maintenance fee thread, they leave out the program fee entirely and only provide the base rate that is applicable to all to avoid confusion.

    Most of the timeshare resale sites will list either monthly or annual MFs. If it's monthly, I do MMF*12 = YMF. I then take the point value of the contract in question, such as 100k points, and divide the point contract by 1000. So for a 100k point contract 100,000/1000= 100. YMF/100 = MF/1000 points. If the contract is smaller than 231k (the break even point), then use the minimum program fee, otherwise I use $0.57/1000 points. I do this math often enough that it's committed to memory since I'm currently in search mode for resale contracts for rental purposes.

    I think I was following you till this point

    So if these are the details on my bonnet Creek I am buying ( in hind site i didn't understand the maint by points at the time ) don't pick on me to bad if these fees are way high....lol

    308K Points
    Monthly Main = 165.29
    Yearly Maint = 1983.48
    Maint = 6.439/1000

    What am i missing here with this program fee now ?

    Ooo wait, your breaking down what makes up your maint fee..... So depending on your program fee, lowering maint fee ?

    How do i get a lower program fee ?

    The program fee is 56 cents per 1000 points across all the points you own. There is a minimum annual program fee of $131 per year, but with the amount of points you seem to be acquiring that won't come into play. There is no way to lower the program fee.

    The program fee is either 0.56/1000 or 0.58/1000 depending on whether you are a Plus Partners (PP) member IIRC. So in your example, assuming PP membership:

    Annual MF: 308k / 1000 * $6.44 = $1983.42
    Annual PF: 308k /1000 * $0.58 = $178.64
    TOTAL: $2162.06

    In the above example I'm assuming that the $6.44/1000 MF rate also includes reserve fund and property taxes, since it's a resale contract (which is almost always the case IME).

    For 2018 Bonnet Creek's maintenance fee was $5.86/1000. For a developer purchase of 300K the program fee was 58 cents. So all up 5.86 + .58 = 6.44/1000.

    It would appear that your rate of $6.439/1000 included the program fee (and the prior owner purchased from Wyndham) and it will not be additional.

    2019 rates should be out shortly, in fact Bonnet Creek owners may already know their 2019 MF. Usually a 3-5% increase year over year is expected.

    I've spent the better part of 2 days searching Google (and Redweek & TUGBBS) to find websites that allow TS rentals (points that allow a range of locations) instead of the ones that seem to focus on an already booked week.

    Other than Craigslist (for the 100's of TS locations), what website have you found that generates enough inquiries to make the time (and money) invested worthwhile?

    I assume what you want is to place an ad that makes an offer something like this: rent a vacation condo at any of over 100 resort locations across the country for $10/ 1000 points (average week in a 2 bedroom is about 250000 points)

    You could learn something from your searching:..... these ads don’t work

    In my experience it’s better to advertise a particular week and location.. you could add a line that says. Other weeks and locations available, just ask

    And there is nothing wrong with CraigsList. In fact, in my experience it’s the only advertising that I could count on to make my phone ring
