Any other incentives? I saw couple of super junkies I like, but they are indeed worth less than zero.

With most of the properties you get to use the 2013 year for free and pay no closing costs. I would say go on a free vacation and enjoy it. :)

1 1/2 of 2013 is, gone when people get to this stage of their timeshare ownership, they do not bother to reserve a week, much less a prime week. Good luck in getting a useable reservation.

What do you propose they do with the 2014 - Infinity - Maintenance Fees and usage

I'm considering the transfer program with J&J. I understood it to be a GUARANTEED transfer. Otherwise, I could save your fee and offer my timeshare for free on this list just as you guys have but with no guarantee. Please clarify.

Properties fall into three categories. 1. Properties we can guarantee the transfer into a willing and able new owner. 2. Properties we can not guarantee transfer into a willing and able new owner (the properties listed here). 3. Properties we wont touch (Woodbourne Estates in the Bahamas, St. Johann Alpendland Resorts, Club Land'or, etc).

Without knowing your ownership, I can assume that if you were told it was guaranteed then it falls into category 1.

Just saw this. Below is the agreement.

I/We ________________________________________________________________________________
who are interested in transferring ______________________________________________(insert property name) understand that timeshares are difficult to sell and that J&J Timeshares, Inc. has agreed to spend the next 6 months attempting to find a new owner for my/our timeshare(s) at no cost to me unless the property can be transferred to a new owner. In the event they are successful, I agree to pay them $1,495.00 plus resort transfer fee(s)(as of this date the resort transfer fee is $ ____________ ).*
I/We agree to pay all bills associated with this ownership until this property is legally transferred out of my name. I/We state that our mortgage is paid in full for the property being sold. I/we are aware that all fees must be paid prior to the property being transferred out of my/our name.
This agreement may be cancelled if transfer documents requested or needing signature are not returned to the closing company within 14 days. My/Our duties include (but are not limited to) faxing or sending ownership documents to the closing company and notarizing newly drafted ownership documents. I/We further state that I/we will not dispose of this property during the sales process, i.e., I/we have not contracted, nor will attempt to contract, with any other company regarding the sale of this property, sell the property, or in any other way dispose of it during the sales process. If I/we do dispose of the property during the sales process or cancel this agreement, I/we agree to pay J & J Timeshares, Inc. the fee stated above for work performed. If J & J Timeshare, Inc. is not able to complete the transfer out of my/our name within 180 days I/we understand that this agreement will become null and void.

John, so simply speaking, you provide broker + closing service, 2 for 1 at $1,495?

Some of these properties have weeks that are coming up fast. If your looking at a property on the list that has a fixed week less than two months away you will not be able to use it for free 2013 usage. The closing of the properties takes up to two months. If you still want a property that has a week that will pass before closing you will have to pay the 2014 fees and use the week in 2014.

#4 or #6, which Diamond collection are these points in?

Typo its just one account Duplicated. This account is Actually a Monarch Grand Vacations 238 points Annual. Diamond bought out Monarch but the points are still in the MGV system as 238.
