Listing with annual maintenance fee every year even though its an odd/even year

    HGVC King's Land 2BR Premier 14.4K Points.
    Its not normal for the HGVC resorts but some of the affiliates bill every year. Grand Pacific bills every year for eoy.

    Elara was developed by Westgate, I would want to make sure this auction is for HGVC with points and not a Westgate unit.

    Agreed. I would think that the seller would have to honor what they wrote and not charge additional fees. They are very clear that bidders should carefully read everything and be ready to agree to the terms outlined.

    A few in SC, VA and FL, a single resort in NC, MD, PA, NY, UT, ME, WI, and TN plus Jamaica and the Bahamas
    Since it doesn't mention points, I would assume this is not a HGVC unit. Calling it Hilton Elara doesn't necessarily make it a Hilton unit.

    Also if it is in Hilton points and it is an EOY and you only pay the MF in the years you own, you still need to pay the program fee every year with Hilton.

    Looking at the ad, I am also guessing that it is only paid on use year but the previous owner never paid in 2017 so they are behind and the seller wants the new owner to pay the outstanding MF's before transfer.

    If you were dead set on this one, I would contact the seller for clarification and get all your answers direct before placing a bid if this was something you really wanted.

    Personally, if a listing isn't clear I would just avoid and look for another because it gives me concern as to how closing will go. Too many other options out there and new ebay listings appear every day.
