Am I reading fine print correctly--annual fees would be 4 x $264, plus HOA fee $212, plus tax $37.
For ownership of one week in off season?
No wonder owner wants to unload it.

But it looks like you get 5 weeks for that:
Float Weeks 4, 16, 28, 40, 52 As Available
a 1/12 fraction would be 5 weeks.....$1305/5= $261/WEEK

If I lived closer to this fractional, I would jump on this. It is 4 weeks a year--one fixed week per season with week 52 as available (that's how I read it). Kala Point is dog-friendly. I am familiar with this fractional as I used to be a MROP owner and it is part of MROP (although I never had a chance to stay there). http://www.kpvillage.org/index.html

Looking at the weeks, I bet your usage floats, so you get every 12th week and they rotate. Just a guess, and you'd want to confirm with the hoa before buying.
