All,

I'm pretty dated on my Wyndham knowledge, and apologize if my question is off the mark.

I used to own a Wyndham week at Smoky Mountains and recalled that I could book inventory across the system at the 10 month mark.

I think Wyndham has introduced a new pure points program (Club Wyndham Access) that is a trust of multiple deeded weeks across the system, with an earlier reservation window.

I am curious if traditional users of points (like I was) have seen a decrease in inventory at the 10 month mark as the Club Wyndham Access pool of deeds has grown slowly over time?

Westin is doing something similar, and I expect it will result in the same experience that Wyndham users are having now. I would appreciate any insight on if the inventory availability is drying up in Wyndham. Thank you!

Best,

Greg

Hard to tell now with the new reservation system... it's been pretty weird and frustrating in Club Wyndham world since May 2017

Welcome back Greg. I have not seen a reduction of availability. If anything, with last year’s changes to the guest certificate and nightly reservations policy I have seen an increase in availability at the previously hard-to-book Glacier Canyon. Weekend inventory now seems to last at least a day or two in to the 10 month window for the some of the rooms, where previously it was gone 5 minutes in to the 10 month window opening.

I can't specifically speak to Wyndham, but I don't think a Westin Flex will have much impact on eight month inventory for VSN reservations. All these weeks are really already in the system and Westin Flex will really just keep them in the same system. We may see some tightening of Hawaii inventory at eight months, but for the most part, I don't think there will be much of an impact.

Based on other responses here, it seems it would be hard to compare Westin Flex to CWA since Wyndham has done so much in the last year to target mega renters. These changes seem like they may have loosened inventory at 10 months, at least based on Scott's experience. Vistana has never really had a mega renter issue, really only those home resort reservations were eligible for rentals and the true prime weeks that would rent out for big dollars were booked by home resort owners long before they ever got to the VSN eight month mark.

Thank you all for your comments and feedback. I shared Dioxide's views on likely (negligible) impact but appreciate the real world experience of the Wyndham owners. Thanks again!

Best,

Greg
