I think you are underestimating the work many of us are putting in trying to pass our TS on to someone else. He has just been more open about his frustrations than others.

Easy there. Don't take offence! Whe I say "most TS owners" I am refering to those aren't on TUG trying to rid their burden. Many owners never bothered to learn about their timeshare while owning it and are looking for a quick fix. I recently met someone on my last trip who's parents owned a TS for 17 years and never once used it, all while paying retail and keeping up with the MF's.:eek:

If the OP goes to "the refuge" I want to know what the final cost is, including any advance MF's required, and hidden transfer fees. If the final cost is actually $699, I will have to eat my words...

here is a snippet of the email offer I got from Ray. I asked him some questions and he followed up promptly.

"Our specialists have reviewed your property and have determined that your timeshare is somewhat less desirable than other resorts in its category. Therefore, we are not able to accept the property under a "we pay you" or a "no transfer fee program".

But, your property does qualify for, the Guaranteed Exit Solution, this program will deed the property completely out of your name and directly into one of our contracted acceptance companies who have agreed to accept timeshare weeks from your resort . The transfers are typically completed within 4-8 weeks. We are not a timeshare advertising company, listing service, timeshare sales company or consignment company and this transfer IS NOT CONTINGENT on your timeshare actually being sold. Have you ever heard that statement from one of those telemarketer's promising to sell your property at unrealistic “blue sky” prices? We do not make false promises that the market is “hot” and there are buyers waiting for your properties as there simply aren't buyer's waiting and the market is severely overloaded. The entire fee for the Guaranteed Exit Solution would be only $699.00 which fully covers all title and closing cost, such as but not limited to title search, title insurance, closing costs, escrow costs, resort transfer fees up to $299, deed recording fees, postage, etc,., With this Guaranteed Exit Solution you will completely relinquish all of your unwanted ownership responsibilities and maintenance fees forever.

Your maintenance fees do need to be paid in full for 2012 to insure a smooth and timely title transfer.

here is a follow up snippet:

I understand your skepticism. Indeed there are a lot of scams out there. Sumday Vacations does a lot of our closings and transfers. We use them because they have a good history and have the lowest fees in the industry.

Sumday Vacations also has a huge database of buyers. In your case, we will have a new grantee before you send any money and the signed deed back.

Once we receive a copy of your deed, I will contact Steve at Sumday Vacations to locate the new owner and the new deed will have that person on the new deed before I send it to you for signatures.

Once you return the signed deed and fees the deed will be sent to the recorders office to be recorded out of your name and then will be sent to Wyndham for completion at the resort level.

You will also need to call Wyndham and request a "Vacation Ownership Interest Detail" also know as an estoppel. We used to pay Wyndham $50 for this and as of last year, they require the current owner to request it and they will not charge you for this.

Do we really have to be talking about this in THIS particular thread?

I just want to know if this was a real option, and if you were going to follow through. If this is legit, it could be a blessing for those who desperately need out. If you didn't get any takers at $400, my guess is there won't be any at $100.

No offense taken. You're right there are many out there who have no idea what they have and keep paying and paying, so one last payment of $700 looks very attractive.

The underlying theme here is that they are trying to convince you that your TS is worth less than nothing.

From what I've been reading, this is the major MO of all the PCCs and rescue companies. This is how they trick people with prime weeks to pay them to take the TS.

It would be interesting to see what they would tell someone with a TS that we know has resale value. Probably the same "your ts is worthless."

If you didn't get any takers at $400, my guess is there won't be any at $100.

I don't agree. Last month I found a TS that I wanted in the TUG classifieds.

When I got in contact with the owner I was told "they aren't breaking my door down for this."

That day, I came to the TUG classifieds to research other ads and how they were written so I could join TUG, put mine in and try to sell it. I saw this ad for the first time and wanted it.

So, when the right person sees the post, $100 plus all closing and transfer fees paid, the TS looks very attractive. These things usually take time.

I put 2 units on the bargain deals forum, found a taker the next day for one and no interest at all on the other. What's the difference? Somebody came along who liked the one TS.

*2012 mf don't have to be made for transfer is interesting, most timeshares won't transfer without maintenance fees being current and still no mention of who pays maintenance fees in the 1st place, which is the main concern for giving up the timeshare in the 1st place...

2nd, if i'm paying $699 and my maintenance fees are $599, i guess I could wait another year to try to GIVE my week away and get usage, since in the end, somebody will have to pay for the maintenance fees to get it out of your name..

I read it that the 2012 maintainence fees DO have to be paid. and if this is the case, and this is something you want to do, then I would start the process before the 2013 maintenance fees are billed.

I also thought that the $299 transfer fee was for points based weeks not uncoverted fixed weeks, but I could be way off base.

Since this has been such a well discussed topic, I really hope that you let us know how it works out if you decided to go that route.

I am happy to say that the deedback was accepted by the resort. They did require me to pay 2013 maintenance fees and also had to pay the transfer fee plus closing costs. In all it cost me more than the $699 for timesharerefuge but I felt safer and surer doing it this way.

I was just thinking about posting back to TUG regarding this because I just received full confirmation from the resort and from the closing company a few days ago. It did take a while.

I'm glad you were able to get rid of it. I raised the question because I had told you if you still had it in Jan I would be interested in taking your week in exchange for your MFs for 2013.


I will cross this off my list of possible vacas next year.
