Some people do it themselves, but I never wanted to deal with it. I always use Lisa, to make sure it's done right, and save myself the hassle - and possible mistakes.

IMHO an RTU has a defined exit strategy for the recipient

If your timeshare is RTU, then instead of there being a recorded deed there is a contract. Transfer of any such RTU contract is a procedure (and potential cost) specific to your particular RTU operation / entity.

You should first contact the RTU entity directly, in order to learn the specific details of transfer procedures (any internal transfer forms used?, any required transfer fees?) for a RTU contract transfer. It's best to learn all of these details before offering it up for sale (...or giveaway), since any potential recipient is going to want to know about transfer procedures and costs, as well as exactly who is going to pay those costs. Recipient will likely also want to know the RTU expiration date; info surely specified within your RTU contract.
    Good luck.

    Thanks Denise,

You're right it makes no sense to pay someone to take your timeshare off your hands if you can give it away or donate it for little to no cost. Going to plan "B".

    Summer Bay Deed Back Program

I just joined today to post my story. I know I've just joined "today", but I wanted to thank you for all the GREAT information that TUG provided! :D

I found TUG as I was searching for people who have had experience with Newton Group Transfers and whether they were "scamming" people. I've had a timeshare at Summer Bay, Florida for 12 years and have been looking for a way to "get out" for quite some time.

Common sense told me NOT to give up-front money to anyone saying they would "sell" my TS for me. I've never really had enough time to go through the process of renting my timeshare. All I've ever done is pay the yearly maintenance fees and bank my week (sometimes I've even forgotten to do that!).

One of the BEST pieces of advice from this forum was to "contact the resort" directly and ask if they have a Deed-Back program. I've called in the past, but there wasn't anything available. The advise from TUG was to "call & call again". I called this very day and (BINGO!) there is now a Deed-Back program available.

To think: I was ready to plop down almost $5K to get out of my timeshare when I'm going to be able to do it for about $600. They want $250 for the legal paperwork & transfers plus half of next years maintenance. The $600 I'm going to pay right now is LESS than what my maintenance fee is going to be next year. YAY!

I'll try to be good about reporting back my success with the procedure. They say it might take about 8 weeks to be done with. At the end, I will NO LONGER be a timeshare owner. For "me" that will be a huge relief!

Did you ever think to try to sell or give it away here on TUG? You may have been able to save even the $600.

I know deeding back a unit is the easy way when they'll take it but I know I just bought a unit there off eBay and was not the only bidder.

I still have to pay for escrow services, title policies, resort transfer fees, and on on and on ad nauseum! So even TUG is not free!

to linrobertson44 - Lucky you!!! Unfortunately, Spinnaker is not nearly as accommodating as Westgate! Not only will they not take the unit back into their inventory, they will require the new owner (or, more likely, me) to pay 2 years maintenance fees up front.

No one uses escrow or title search to give away a free timeshare. Unless there is a resort transfer fee, all you have to pay is for the title transfer, and the following company will do it for about $150: (Some people do their own title work, but to me it's worth every penny to make sure it's done right, and the new owner will be much more confident if you do a professional transfer.)

It is possible to give them away for free.

I have given away a TS here and I did not have to pay any of those fees. It depends on what you own, how bad you want to get rid of it, and how bad someone wants it.

My only fee was the $15 membership which I renew for free by making resort reviews when I travel.

Actually, you don't even have to be a TUG member to post a "free timeshare" Ad in the Bargain Deals Forum.

Yep, forgot about that one, so no cost at all to put the ad in. It was the sister ads in the Market Place that needed the membership fee to be paid.

    Re: Giving my timeshare away

Can someone provide assistance. I've posted giving my timeshare away and have gotten several replies from interested parties, but I don't know what to next.

    Can anyone offer any guidance?

    1. Agree to terms with the new owner:

    -price?
    -who is paying transfer fees?
    -when does usage start?

    2. Then contact a timeshare transfer/title company and they will handle everything:

-prepare purchase agreement & send to both parties
-prepare new deed and send to both parties
    -register new deed with county
    -register new deed with resort.

This is the TS Title Transfer company that I use - they are Tuggers, and they are efficient and very reasonable - depending on the location of the resort, around $150. Call them and they will walk you right through it:

The area where the timeshare is located - you can only post it once or it will get deleted.

    New timeshare to give away

New user here and been reading all of the posts regarding giving my TS away. Very helpful. While I gather all of the info on my TS, what is the general consensus on the Pueblo Bonito Sunset Beach Resort. Would this resort be easy to unload. The wife and I move back to NY and just don't have the time to travel to cabo anymore. Its a 1 BD unit and maintenance fully paid for 2015

Hi and welcome to TUG! Unfortunately, the market is glutted with free and cheap timeshares in Mexico, so it will take some persistence to get it done.

Be sure you read the info. in the very first post with tips on how to post an effective Ad.

*This thread is for discussion purposes, so you will want to post a new thread in this forum, just for your Ad.

    What about points?

What if you have points that can be used anywhere? Is there a recommended Craigslist city to post? Do you go with the city where you bought the timeshare?

You should contact DRI. There are a lot of restrictions on resale DRI points and 2500 is going to be super hard to give away.

    DRI now accepting deedbacks forums/showthread.php?t=224859

Resale points only have access to collection it is in. Resale owners can't access the 300+ resorts in the club. Resale owners can't exchange through RCI or II.
