Hi everyone,

I am new to TUG. I have been to a few timeshare presentations to Hilton and Wyndham. I was in contract with Hilton for $13k and rescinded my offer. I liked the Hilton program and decided to buy a resale timeshare. I am in contract with RedWeek for Flamingo 5,000 annual points for $1,300 + closing at title company. The maintenance fees are $1,049 annually which seem high after looking at TUG. I should have done more research and looked at TUG earlier. :wall:Any thoughts on the deal or MF?

The contract says 90 days to close. Does it really take this long or quicker? Has anyone else bought through RedWeek?

First off, you might ask the moderator to move this post to the HGVC forum here, as it will be more visible to those interested / knowledgeable with HGVC.

So what you are buying is a 2BR Gold week which is worth 5000 points. With HGVC, maintenance fees (MFs) are based on unit size and location, not the number of points. So if you buy a 2BR Platinum season (highest season) week at Flamingo, that week would be worth 7000 points and have the same MF as your week. But there are trade-offs: Platinum weeks sell for higher up-front costs. At Flamingo, a 2BR Platinum week would probably be around $5-6000.

So while your MF/point ratio may be a bit higher than a Platinum week, you are saving a few thousand upfront. It really is up to you to decide what is the right trade-off in your situation. The longer you plan to own, the lower MF/point will eventually overshadow the money you save up front.

Hi everyone,

I liked the Hilton program and decided to buy a resale timeshare.
Total newbie here. Can you tell me more about the program? I'm thinking of adding a timeshare to my vacation options if I can find a program I like. Is everything done through Hilton so no fees or hassles with RCI or II? For example, can you use the points at any Hilton property? Let's say I want to stay at the Midtown Hilton in NYC, would it be an advantage to me to own these points vs book online and pay cash?
