We have friends over for the weekend, the topic of timeshares came up. We went through what we recently bought resale: Vistana mandatory and voluntary, HGVC.

They are very interested especially since her sister bought from the developer at Grand Sirenis Riviera Maya and they were thinking to bite the bullet.

I am not familiar at all with GS, i understand that there are no MF, they kind of bought a number of weeks?

Does anyone have both a "regular" timeshare and a Grand Sirenis ownership and can tell me the advantages/disadvantages? One thing i know for a fact, buying from the developer is a rip off but i would like to be able to explain a bit more in detail.

I think this is a fairly common sales approach in Mexico. No use no pay. You buy say 60 weeks and only pay when you use them. But Grand Sirenis is one of those all inclusive places, so when you do go, the fees are use fees plus food and beverage fees. Basically, you would buy this is you really loved Grand Sirenis, because there is some discount in the AI fees to owner vs exchangers.

Part of their spiel is they purport to be able to get you lower all around travel prices when you do want to exchange your week, but in reality, there is no better deal. They trade with RCI but give low TPU value. Like many other timeshares, the best value is use of your owned weeks.

I do not own any Mexican timeshare, but am a multiple presentation survivor.

I really liked your statement. Congratulations. My understanding is that some Mx TS sales presentations can be very brutal.
