Wyndham Patriot's Place 2 bedroom lockoff unit, fixed week 39. Timeshare is free, buyer pays 2010 maintenance fees due in January and closing costs. Available for use in 2010. Please PM me for more info if interested.

Some have asked so I will post additional info here:

The maintenance fees for 2010 are $776 and taxes are $32.03 so total payment is $808.03. It is a two-bedroom lockout. This is my brother's timeshare, and he has never actually used it, so I'm not sure about any assessments but he says he has not received any notices.

There are no points involved, only a fixed week (39). The unit is in building 33, unit 201. Sunday check-in. Usage expires in 2025.

The unit can be traded with RCI as 2 one-bedroom weeks.

Patriot Place had a three year assessment (I think 2008 or 2009 was the last year of the payments). I also believe that the taxes are included IN the MF and not in addition to them. Still with that being said, $776 seems very high as my 3BR lock-off at Kingsgate is less than that for 2010.

You may want to suggest to your brother that he check into a "deed back" program that may be offered by the HOA. My Wyndham Flagstaff resort is doing that and there are no fees to the current owner. I'm actually considering doing that as I don't think we need 5 wks of T/S ownership beyond 2010.
