Free triennial timeshare at Hilton Head with RCI points.
This is a deeded week 33 (August) triennial timeshare at Coral Reef in Hilton Head for a two-bedroom unit. The week is for 2018 and then every three years. It is fully paid for. Coral Reef is part of the Coral Resorts group at Hilton Head. I believe the 2018 week has been deposited into the RCI system.
The RCI points are awarded annually – 24,167 points per year. It is a 72,500 point unit for the three-year period.
The week comes with free green fees for golf. You have to pay the golf cart fee.
Maintenance fees are due every three years. For 2018, the maintenance fee is $1057.19. (The maintenance fee for 2015 was $997.29.)
Week 33 is during Coral Reef’s “platinum” season. But it looks like they have two levels of platinum there. You need to know this because three years’ of RCI points will not be enough to reserve a week every three years during the earlier summer weeks.
It almost breaks our hearts to give this one away, because this is the unit for which we paid full price from the developer. Why are we doing this? We decided to “upgrade” to a three-bedroom unit at Coral Resorts with correspondingly more RCI points, so we would like to give up the old one. We bought the new one on the resale market.
The buyer would pay the closing costs. This includes the rather steep Coral Resorts transfer fee of $1,500. The good news there, though, is that your 2018 maintenance fee of $1057.19 would be paid from that $1,500, so you will not owe another maintenance fee until 2021. This means the resort transfer fee is effectively $442.81.
