One more point - it's good that you are verifying with the Title Dept., but once you do that, all you need is a reputable timeshare title company to redo the deeds for you.

This is who I use - they are Tuggers, they get high marks on TUG, and they are efficient and inexpensive - usually less than $200.

We don't have our timeshares in a trust, because we only have one timeshare with any resale value. That way the kids can decline any of them that they don't want. But before we get to that point, we will give away most of them.

The names on a recorded deed document who the owners are. If your kids are on placed on the deed now, that makes them owners immediately, not just after you pass away. It's just like when both spouses on on the deed, and one dies - the remaining spouse is already the owner, because their name is on the deed.

And any legal or Financial claims brought against any of the deeded owners could be attached to the properties. This includes issues like bankruptcy and divorce.
