Deed Back to Resort - Presidential Resort

Just finalized my deed back to the Presidential Resort in VA. It was horrible. This was the process so others may benefit from the experience.

Conditions:
No loan on the deed.
Maintenance fees around $550 a year
No trading ability through RCI as the phase we purchased allowed use of campers, and camper grounds.


1. Wrote and called to request deed back. > They refused in writing and verbally
2. Contacted a lawyer who advised me to > Do not pay it, wait for it to default, and find out who the lawyer is representing them.
3. After 1 yr, get contact from their lawyer, give information to my lawyer, who contacted them to work out payment of default under the conditions that they would accept the deed back.
4. After another 6 months of back and forth, the lawyer and resort was willing to take the deed and we signed notary paperwork to finalize the transaction.

The entire process took 20 months and the lawyer was free through Hyatt Legal with my job.

Congratulations! Deed Backs are rarely easy. Persistence is the key. It took me almost 3 years before I was able to complete the Deeding Back of 3 Weeks at 3 different resorts. Fortunately for me I was able to make use of the Weeks in the interim. Fortunately for you your lawyer was free!

never ceases to amaze me how so many resorts still continue to bury their heads in the sand vs making any effort to work with owners who are clearly done paying one way or another.
