Deannexation of our Kauai timeshare

We received a letter regarding deannexation of our timeshare unit at Banyan Harbor in Kauai. I don't really understand it but it appears we have 2 options. One is to transfer our deed to our timeshare owners association and in turn get a deed to a new "upgraded" unit. The other option is to just turn it over (no payment, just the ability to avoid future maintenance fees). They need 100% participation for this to work. Does this sound legitimate? Our unit was getting pretty run down but still had good exchange value. We do own one other week there which we could still use or exchange. I am just not sure what to do. Has anyone else run across this?

How much is the current MF and what size unit? What is the "upgraded" unit and MF? How often did you use either of your units?

The maintenance fee would be unchanged. I called and spoke to someone about it. The unit would be the same size, 2 bdrm, 1 1/2 bath, but it is a little nicer location (oceanview) and nicely renovated. It would be a different time interval but only 1 week earlier which would be ok. We have not stayed there recently as we usually exchange through RCI to fit our time schedules. I think we pay about $800/yr maintenance fee.

I haven’t heard of this but it sounds like a win in your situation.

Are they taking units out of the timeshare plan and selling the underlying unit as condo’s?
