I am interested in buying a timeshare from a one week owner at LaCabana Beach and Racquet Club in Aruba. The seller is leaning towards doing all the paper work himself and just paying the transfer fee of the resort. I would like to hire the services of a closing company that I have been reading about online. I am very new to timesharing and would like someone's experienced advice.
If you do recommend a closing company, which one? Thanks

T

Are you sure you are ready to buy
  • Timeshares are easy/cheap to purchase
  • Timeshares can be next to impossible to sell
  • Timeshares can be very difficult to rent out, unless you book a highly desirable week at 12+ Month Windows
  • Airfare to Aruba every year can be very expensive
  • Maintenance Fee Bills come every year
  • Caribbean Resorts are not cost effective traders
Conventional wisdom around here is to stick around and research for six months (In the alternative, read six months worth of posts) Ask Questions, we are generally a friendly group (in this BBS at least) Potentially try a couple of resorts/systems by renting and then decide if you want to purchase.

In the alternative if you still want to complete the Aruba Purchase

Initially offer to share the cost (Split)

He may ask you to pay all of it

If the deal is not attractive at the negotiated price with the cost of your chosen closing company then walk away.

Trying to untangle a defective title in Dutch Courts is not something I would want to undertake In the future, when you need/want to sell
YMMV

You don't need a closing company for LaCabana. It is a right to use property which only requires the completion of a simple transfer form.

If it's a RTU and you're unsure of the seller then you are looking for simple escrow services not a deed preparation service.

Thanks for responding. How do I know if it is an RTU or a Deeded property? I am purchasing one week at LaCabana for less than I could rent a one week. I'm looking at it as a great deal. Am I missing something as a newbie? I will definitely purchase a simple escrow if that is all that is needed with the transfer of ownership. Thanks. Please pile on. I'm digging' it.
