Wow - this is a rough ride with Festiva.

First $450 special assessment due shortly
Now they just announced MF increase from $585 to $748

That is a BIG increase. Knew I should have let this thing go a couple years ago.

I am thinking of buying resale at Coconut Palms Beach Resort II and am concerned about the special assessment and major increase in maintenance fee.
Any info on special assessments going forward?
Has Festiva provided explanation of why huge increase?
Any advice on buying resale in Festiva owned resort?

The time to have gotten out was when Festiva got in. The Special Assessment is probably short term but the MF increase plus annual increases will be with you forever...

I have accepted a 1br floating red week unit at Coconut Palms Beach Resort ll with eyes wide open.
The transfer is being handled professionally by LT Transfer.
For me, the value of owning a timeshare is the privilege of returning to a favorite location every year. It is a bargain only for as long as I use it.
I am looking forward to sharing my experience there and will always appreciate information and advice from others.
