This company has very high fees. I'm wondering if anyone had any luck negotiating this down or switching to LT Transfers.
I agree. When I, the buyer, said their fee is too high, they said that they would simply ask the seller to pay them. They said that they would not agree to use LT Transfer as they have to use their "affiliate" for closing.

I asked him to reduce the closing cost and got a lame response. The resort transfer fee was also quoted higher than what the resort told me.

The closing cost that are quoted is not for our company.

It is for the title company, resort and the compliance department that generates contracts. The reviews for the website you are looking at are mostly from sellers that do not receive offers they want or have a hard time locating buyers.

Trust me, I wish we had any control over closing cost because it will definitely generate more business for the secondary market but unfortunately it is out of our hands.

I have a deeded 1bd with loft (essentially a 2bd) week in Fall Season, Floating, at Cliffs Club at Princeville, Kauai that I wish to sell. We know we can offer it for sale thru TUGGS, eBay, RedWeek, any number of places. What I don’t know is the process... do I need a realtor? How much are the closing fees? Transfer Fees? Just don’t know where to start. Could someone PLEASE point me in the right direction?

I don’t want to be ripped off.....

Just list your unit here on TUG or another site and use LT Transfer for transfer. Their fee is under $200. They will also provide you with a basic purchase and sale agreement. There was an additional $75 charge if you needed escrow services. I have used them twice as a purchaser in the past few months. I have had a positive experience in both cases. In the second transfer, it was a TUG listing and the seller had no idea how to do the transfer. LT Transfer made it easy for us both. They are a little slow on document prep (3-4 weeks), but they tell you that up front. There communication throughout was A+. Note: I have no personal, professional or financial affiliation to LT Transfer.

I just used Timeshare closing services through sell my timeshare now.

1. The fees are ridiculous! However, the title was recorded within 2 weeks of me sending the signed papers to their office. Contract signed 7/13/2019 and the deed was recorded 7/25/2019

2. I used the high fees as a tool to lowball in my negotiation with SMTN.

3. Even with the high fees, I paid less than sales prices of the same listings on other sites.

Sales price listings for every 2 bedroom SVV platinum was higher than $1,695, that was the lowest price I saw. Not one broker would budge on price. Plus they all wanted 400-500 closing (inclusive of title transfer etc).

With timeshare closing and negotiating with SMTN I paid all in $1599.00. So don’t be afraid of a high closing cost. Just use it to your advantage. $700 sales price and 899 closing. Lower than all of the sales prices I’ve seen.

Also keep in mind. SMTN, discount timeshares, vacations something, and a few others all are under Timeshare Broker Services, inc. they make you use timeshare closing services. Yes, their fees are high but they do get the job done. Just negotiate a lower sales price. You could actually make out on the deal.

Lastly, I will say this. Make sure you triple check the contract and estoppel. I have found “mistakes”. The listings they have on these sites and the owners they contact don’t always match up. I’ve sent back contracts for revisions a couple of times. One time I sent it back because it was completely wrong. Wrong unit side, wrong weeks etc.

As mentioned above by I used LT for the purchase this week direct from a seller

Go to LT for the closing and transfer they are the cheapest and on the ball. Make the buyer pay it. List it here, eBay, redweek wherevever.

From Lt Transfer website: We charge $150* to prepare the documents needed to transfer your timeshare plus postage and recording fees — these are based on where your timeshare is located.

So does the $150 include the following:
title search
title inspection
Doc stamps/tax on deed
Any other unexpected costs you've seen?
Our timeshare charges $295 for deed transfers on their end. Is this somewhat high?
Lastly, the Estoppel Letter. Should this be free from the resort? We know on our end we have nothing outstanding. Should I even

Yes, they are legit. I have purchased as well as sold through them. Escrow account is $50. There is a fee to pull Estoppel, I believe it’s $25.
Depending on the property, as higher than $295.

I too have used LT Transfer for both selling and buying and wouldn't think of using anyone else.

After many positive posts about LT Transfers here, I used them for my first resale purchase last year. Things could not have been easier. I am currently using them for a second purchase and am experiencing the same results. Highly recommended.
