Hi,
I’m relatively new to real estate and got my license about a year ago. I have job offers from both companies.
Which is the better choice? I’m in Palm Springs.

You will find almost no one associated with these TUG forums who thinks a timeshare sales person has any redeeming value. If you have even the slightest bit of morality, look for a different job.

Actually, I made a friendship with the person that sold me my first Westin timeshare and we are still very good friends today, despite the negative view of most TUG participants. We've been friends over 17 years now. I have met many other salespeople that I consider good persons.

Sure, I overpaid, but the program is generally good and I don't blame the salespeople for my lack of knowledge. I found the sales force in Hawaii, where I own 4 weeks, generally low key and respectful. I almost bought at Westin Mission Hills, and also liked my salesperson there. Ultimately, they didn't go forward with the Rancho Mirage resort, so I didn't get anything in that area. I'm glad I didn't, because I didn't know the difference between Voluntary and Mandatory back then.

I take responsibility for figuring out the details of what I am buying. I realize sales people have a job to do, and have to present their product in the best possible light. Just like any other listing realtor, their fiduciary responsibility lies with the seller (Vistana). The Hawaii and Mission Hills salespeople I've dealt with have not lied to me, or have otherwise not been professional. At the time I bought, there was no real aftermarket developed yet. I could have saved a bit, but the perks of buying direct pretty much made up for the difference back then. Aftermarket prices have since dropped significantly. Those prices are up to me to figure out, not for the selling agent to tell me.

If you are set on working in this industry I would recommend Vistana over Welk. We currently own Vistana and used to own Welk. We have also stayed at both Vistana properties and Welk’s property in the Palm Springs/ Palm Desert areas and Vistana’s are much better.

I could never lure people into buying something retail that a resale buyer can get for 75%-99% cheaper via resale. I would feel like a criminal.

In general I think the location of properties in Vistana relative to Welk as well as the being part of Marriott would make it a better career choice.

I'm not going to make a moral judgement on going into timeshare sales. I do think there is a place for upstanding salespeople for most legal products. We should remember if it were not for original buyers of timeshares then there would not be a resale market either.

I think the Westin resorts are nicer than the Welk resort in the area (which I don't think is one of their flagship locations). For that reason alone I would pick Westin.

I do think there is a place for honorable people to sell TS. I would ask yourself every day, "have I lied to anyone today." If the answer is yes, time to do something different. JMHO.

another vote for Vistana. as posted above, the salespeople have usually been low key, and some of the properties are fantastic. I stayed once at Welk and thought their sales process inferior.

I really appreciate everybody’s feedback. As with any successful business, the TS model has needed to adapt, especially over the past few years. With Marriott acquiring Westin (Vistana) it really opens up lots of possibilities. I appreciate this forum because it is allowing me to look at this from your standpoints which will definitely help. While I haven’t made the decision just yet, I am 90% sure I’m going with Westin. I think what troubled me with Welk was not only the property condition in relation to the Westin, but that the training is only 8 days. With the Westin it’s a month. Because it’s not like “traditional” real estate, there’s so much to learn. Nice to know this site exists for people who can appreciate the truth about timeshares!! :)

Not sure about the current benefits. The people I know that worked for Marriott and are grandfathered in have pretty good benefits.
