Hi TUGgers! We came really close to owning a diamond beach house a few years ago, but it was snatched up in ROFR. I’ve been searching for a while for High Sierra or my second choice of Highlands, but can’t stomach the cost of the late summer weeks we’d really like.

Does anyone know how hard it is to trade in there? We really don’t need a whole week, since it’s driving distance to either and a partial week would make a nice getaway.

Not easy.

Summer is the hardest season to trade into here. Even week 52 comes up in the Hyatt system more often (IMHO) than summer.

Last week of summer (Sept 14) would be easiest to book - school is back in session and after labor day.

Adding to my post, wasn't sure what months were meant by "summer". Summer technically ends mid September in the northern hemisphere hence my post.

For Highlands. September is actually one of the best months to go since you wont have the morning marine layer to deal with as you would in most of the summer time. This would also be a tough trade.

Thanks for these helpful replies! We have a baby and a school aged kid, so we’re stuck on timing for the foreseeable future. With our school schedule and when we want to get out of the heat at home, it’s pretty much July and the first week of August. I hate to spend $$$ for one of those weeks at High Sierra when it’s “only” 1880 points if we ever wanted to trade.

ETA 2000 points for the weeks we like, whoops

The tough thing is because those weeks are "only" 1880 points, they are also easier for others to trade into. Honestly, it will be tough because these are likely snapped up by a paid exchange request so we dont see it.

Anecdotally, I did try to reserve a specific week during summer 2 years ago and did not get it. It is a tough trade IMHO which is why summer is so expensive there.

You might have better luck at Highlands, but remember that it can be foggy during the summer there and some days the marine layer does not burn off. So it is cooler, but you may not see the sun on some days. As you know, Highlands also has a higher point scale in the system.

Remember too that if you have two kids and want a 2BR unit during summer at Highlands Inn, you're probably going to need to buy that week/unit too. That would be an even harder trade, because there's only 4 two bedroom units at Highlands Inn.

I'd seriously think about paying the premium for High Sierra if you think you'd use it, because you'll likely to be able to sell eventually for a pretty good price and recoup much of your investment.

There's tons of timeshares in Tahoe, though, and it might be worth considering non-Hyatt options to see if you can pick up something cheaper.

You don't say where you live but if Park City is driveable for you, I picked up my 2BR summer Marriott Mountainside EOY even for $1500 last year. Thats a pretty nice resort with kids.

@heathpack, thanks! We like a 2bd but can get by with a 1bd if we’re not inviting anyone. I guess that does get harder as the kids get older. We’re not in driving distance to that Marriott, but my husband and son did go there with my ILs last year, and really liked it! We could do Timber Lodge, but it seems like the Hyatt is so much better, with the beach in walking distance. My husband would rather rely on vacation rentals than buy something more unknown.

Timber Lodge is in South Lake Tahoe. They are two very different areas separated by a 30 to 6o minute drive depending on how fast you go and the season.

So good suggestion, but OP should know that these are two very different areas. We prefer the quietness of Incline Village, but there are definitely more things to do and better casinos in the South.

Sorry, I dont know what the term is but it is when you put in a request for a specific reservation and pay the transaction fee. That is what I meant - the request would match automatically if the week/dates were available and other members would not see it.

@Norcal5 thank you so much! Timber is actually closer for us, but my husband likes north lake better. Maybe I can convince him with another stay there! I really love the convenience of the Marriott location, although the room we had with my ILs was pretty tired.
