How can I sell my Timeshare by myself? Do I need a Broker?

I know that I will need (at least for the Buyer’s comfort) an Escrow service of some sorts. But I do not know what steps to take or anything. I also do not want to get my profit eaten up by fees from things I could do on my own. I own in Hawaii, if that makes a difference.

I have gotten rid of a half-dozen or so, myself. Prepared and recorded the deed myself. No $$$, so no escrow.

I did sell one of our FL ones for $$$, and I did the Deed for it, too, then met the buyer couple at the Courthouse. We went in and recorded it as they were handing me the $. They got the Original Deed on the spot.

I've even prepared and recorded the Deed for one we bought.

Many TUGgers use LTTransfers to transfer ownership, but iirc, Hawaii is a different sort of critter and requires a transfer agent based there. Check with your resort to be sure.

That said, selling your TS yourself is certainly something you can do yourself.

I would list it for sale on redweek and on this site for free or minimum fee. Then after getting a buyer I would hire an escrow company to do the paperwork and first right of refusal as well as handle the funds. I've done 3 sales in Maui and have used 3 different escrow companies that do transfers in Hawaii. I believe they are around $500 or so for the escrow fee plus the transfer fees of the resort. If you want the names of the escrow companies just send me a private message.
