Just saw this today, the first time I have seen one. Not sure it is worth buying but could give easy access to Los Cabos for those that go regularly. I am not sure how much Lagunamar inventory sits in Aventuras, so I am not sure how reliable it would be for going to Cancun other than the new Westin Cancun property.

The seller wants repayment of 2019 MFs, with 2019 first use, which will likely result in it ending with zero bids.

At least the seller is paying closing costs. Is there really a $25 transfer fee?

The transfer fee is probably much higher since it has to go through Chicago Title. THe seller is paying that anyway, so that is on them.

The auction states:
The resort also charges a $25 transfer fee.

I saw it , & wondered too .....

1) how long has it been since the developer started selling ?
2) does the Westin PV - Marina get added / when that conversion occurs ?

I think they only started selling this back in 2017. It is my understanding that Puerto Vallarta gets added, but who knows when that will be. Will VAC have other plans for that property?

I for one kind of forgot that Lagunamar was included in the Adverturas program. Since it was almost sold out for Options a couple of years ago, I would think there is not much inventory from Lagunamar into the Adventuras program. As far as I know, the Westin Cancun Resort that was recently converted from a hotel to timeshare is strictly in Adventuras.

Maintenance fees for just 81k StarOptions which would get you just a 1BR in platinum season at WLR is similar for a deeded 2BR WLR. Can’t see the value in this if you want to buy to stay at WLR. Just buy a resale 2BR WLR which is a much better value in terms of maintenance fees.

I just do not see any advantage in buying Westin Aventuras resale for Lagunamar. Availability may change once (and if) we have an overlay, but right now Lagunamar can be booked easily in VSN 6-8 months before the check in. Here are my thoughts:

- the MF for WA 81,000 options are similar to a 2 bdr SVV Bella platinum, I would rather own the latter and have the option to book any Vistana resort.
- one may buy Aventuras to rent out during the platinum season but the MF of the WA is 40% more expensive than the MF of a Lagunamar week (I am calculating for a 1 bdr).
- maybe one may buy to rent during the gold season since the point requirement is about half. During the gold season the weeks 49, 50 in December, January and May are nice to travel to Cancun and not too busy. I am not sure it is worth it though especially since a lot of people break the VSN rules and rent gold season at Lagunamar using SO (personal opinion based on listings I have seen on ebay)

Realistically, the transfer will take about 3 months if it starts right away and more if there are any problems. So best case scenario the contract would be in the buyer's account in October, too late to book anything decent. I do not know how flex resale works in Interval but I assume you would get the equivalent of a week and that would be an expensive deposit.

If one were considering a gold season WLR, this might make sense. But for Gold season you are just better to go with something like SVV and use the SOs.

Can this Westin Aventuras book into Hawaii or St John? Or it is only for Mexico?

This...

Biggest problem with these trusts. Anywhere weeks were sold, it's almost always better to own a week unless you plan to travel super off season (and as we can see here, even off-season travel can be had at better value).

FWIW, We own a Flex WA group of points (176K) and enjoy using it. However, we use it for Cabo - which is an outstanding property. We might at some point use it for Cancun, and I think if your primary goal is using it for Cancun better off buying the week. However, if you love going to Cabo - the only way to get there is with the WA Flex program at this point.

Um no, I can get a reservation in Cabo using my Star Options at the 8 month mark.

Have you ever used Flex for Interval exchanges? How does it work, is a deposit of points related to a unit size and season (67000, 81,000 etc)

Yeah that sounded like salesman speak. "The only way you can get in..."

Did you buy that from the developer?!?!? I can't imagine the MF on that amount of points.

Based on the MF quoted in the eBay listing, the MF on 176,000 WA points would be $2,683.

That seems n line with a SVV lockout and standard

Yes, the actual listing was an 81,000 and the MF is about the same as a 2BR SVV week with the VSN fee.

That doesn't make sense. How is Aventuras in line with SVV MF payments? I imagine they are a lot higher, which is one of the reasons that trust is not attractive to own.
