Is this eBay Wyndham Canterbury ad legit/scammy/good deal?

I’m new to TS. I’m looking to buy for SF.

I’m trying to learn as much as I can. I’ve read the TUG articles. I’m considering bidding on this but see some red flags: 1) 180 day delivery, 2) buyer pays closing cost. 3) the $5.1/1000 pts seem a lot higher than the $4.2MF/1000 pts for EY rentals.

If you think it’s legit or scammy, please let me know why, so I can learn, digest, and internalize the info. Thanks.

It looks legit to me. Buyers paying closing costs is typical for an attractive location like Canterbury. Seller has good history.

So a tugger TS owner was selling for free his Cantebury unit of 168k pts, EOYE, with MF $456. Last week, he agreed with another tugger, and they are going through closing process. The TS owner says that if their deal falls through, I’m next. I will wait. I don’t mind waiting to learn more.

The MF with the tugger’s deal is $5.4/1000, while the eBay one is $5.1/1000. What do you think?

I'm going to guess the difference in MFs is due to including program fees, which may vary if they're subject to the minimum program fee, etc. The base MFs should be the same.

I'm sure 2019 points are not guaranteed because no seller can guarantee that a sale in June is going to be processed by Wyndham by the end of the year (also the source of the 180 day delivery). Probably, but not guaranteed.

The maintenance fees on this eBay Glacier Canyon listing in the link you posted calculate out to $8.06 per thousand points. That is high! Not only that but you would be paying $550 in closing costs which is high and the standard $299 Wyndham transfer fee. If you buy developer you get day use privileges for the water parks at Glacier Canyon but not with resale.

Sorry I didn't catch that the original listing was for Canterbury and it sold. So for anyone looking now the Glacier Canyon listing pops up.

I’ve worked with that seller on multiple occasions so I bid on it. I did the math on the maintenance fees and figured out that the original owner was paying $155 a year for the program fee which is is the minimum. They likely didn’t have any other contracts. When you subtract the $155 program fee, the MF rate was on par with what was reported on TUG. Since the original owner was subject to the minimum fee, his overall cost was $5.06 per 1,000. I am not subject to the minimum because I have more then 259,000 points, so I pay 60 center per 1,000. When you account for the program fee, I’ll be paying $4.18 per 1,000. So that was my long winded way of saying that the maintenance fees listed were correct, but for that owner’s ownership. Had they not been subject to the minimum fee, their maintenance fee would be $36.57 a month.

Disappointed I missed this! Hope a TUGger got it.

I did. Don't worry, there will be more. I usually see a Canterbury pop up every 1-2 months on ebay. If you're patient, you can get a decent deal. This one works out to 11.75 per 1,000 when you factor in the fees. Cheaper then some of the Bali Hai contracts that have completed recently. It would be even cheaper if one pops up in October or November. That's usually the best time to buy, because prices are lower. You might see a 25% price drop between October and January for Canterbury and Bali Hai.
