Maui Napili Lahaina 2 bedroom fixed week?

Im looking at a 2 bedroom resale in Napili or Lahaina tower ocean front fixed week. The agent is saying its a fixed week and fixed ocean front view but not a fixed unit number. There is a number in the deed but they are saying its for deed purpose only. I thought any fixed week unit would have a fixed unit number. Did Marriott sell 2 bedroom oceanfront unts with fixed week but not fixed unit number?

No, all 3BR and select 2BRs OF are fixed.

I suppose it’s possible they converted a 2BR fixed Week to floating, with Week 51 and 52 as fixed, with floating unit. But, I have never heard or seen one.

I’ve found a number of brokers that are confused about fixed Week unit numbers, e.g., deed number vs resort usage number, usually on floors 10-12.

If it’s a winter week feel free to PM if you don’t want to identify the week. I might be able to tell you more, as I track them pretty closely.

If it is truly a fixed week, then it is also fixed unit. If you want to PM me, I can confirm if it is one of the floors that is fixed week.

In Lahaina Villas, floors 1, 3, 8, 11 and 12 were fixed weeks - there were some on floor 7, but not all, some became floats.

I will look for the Napili data to confirm which floors were fixed. Hope that helps!

2BRs...

7209-7210, 7th Floor Lahaina corner unit is fixed.

I have one report of the middle BR 7208. (Facebook group)

I’ve also got 11th and 12th floor middle units as fixed, but have not seen a corner listed.

I also have one reported owner of 2BR fixed on the 9th floor. (Facebook group)

As Greg alludes to, all the Lahaina OF started out as fixed, but some were converted to floating, thus the confusion.

I believe only the top two 2BR OF floors in Napili are fixed.

I'm really sorry to hear that -- I like the 7th floor units because they have the expansive windows and I like the corner 2BR unit also. Good luck with the continued hunt, I will let you know if I come across something that would work for you!
