Unfortunately, I signed the contract on 4/21/19. Once I got my son unpacked and we moved him back from college I reviewed and found the required disclosures in the middleof my documents. I feel like crap for this rushed decision. In spite of everything i’m so blessed and fortunate to have found this group.

Yeah, that's likely too long for a rescission, but it will never hurt to try. And do mention there that you were not told of this option at signing.

(By the way- if you add the reply in the same post where you quote the comment (rather than having a blank post with the quote and putting the response in a separate post) it will be easier for us to read.)

Given that you will likely have to live with your decision to buy the timeshare, I want to reiterate several things said earlier and add one more.

1) Many (most) of us bought our first timeshare retail. You are not alone in making the decision you made. The sales people are good at what they do.
a) Most of us are quite happy with HGVC, even having paid too much for our first purchase.

2) Chock it up to experience and just maximize use of what you own. Earlier advise to combine points and use every other year is good option.

3) Depending on your financial situation, consider "doubling down". Many 2 bdm HGVC properties can be booked for a week at 7000-8400 points. One bdm units are a lot less and many small point packages sufficient to raise your total points to a usable number can be had for "free". Consider buying a 5000 - 7000 point package on the secondary market. Some can be purchased for little up front investment and your use will be better. You do add an additional yearly fee but again, you are doubling down. Spend some time looking. Do the math.
a) Your goal should be to get your nightly costs, figured over 10 -15 yrs of use, to be less than what it would cost to otherwise rent a similar condo.

I thank you I mailed the certified letter on May 20th. I’ll await the response. I’ve spoken to the Nevada Real Estate division who is willing to assist as well. So, i’m Just waiting patiently.

The other advantage when you are an HGVC member is they rent out some of the residual inventory to members within 60 days of the occupancy date at quite a nice discount to "rack rate" prices. This is not as good of a per night rate that it would work out to using your points, but lets say you would like to take the Mrs to Vegas for a few nights and you don't have enough points at your disposal. You can go in to the "Open Season" tab on your members page and book a VERY nice suite at a resort on the strip for a lot lower price than booking into a hotel room and this has nothing to do with your points. It is just a benefit offered to members because by the very nature of the beast the time share world ends up with unused inventory. So in the grand scheme of things you got a crappy deal, but you really did not spend a huge amount on it, and you can make it work by combining your points and using them every second year, using the Open Season bookings now and then, and eventually adding to your holdings by purchasing on the resale market. I can tell you as recovering Motor Home owner, I spend a lot less money doing this with a LOT less risk. HGVC is a superb product. For those of us that reap the benefits we have had to invest the time to get our heads around the myriad wrinkles and rules.

It is just so confusing to me. I'm so grateful for this platform and the expertise to help me navigate through the madness. I have a studio, with platinum seasons, even year point accumulation 2200, maintenance due odd years, but it is very expensive for the platinum season. I received 8,000 bonus points but they made it seem like they would be readily available but that isn't true. So, I'm just waiting to see what happens with this outcome. The information you provided regarding the "open season" I hope to be able to take advantage of at some point.

One correction -- Open Season starts at 30 days out, not 60.

HGVC Kohala Suites (2 bedroom) 9600 Points
Hello, I recently signed up for a HGVC definitely naive about this 9,000 studio, 2200 points. Is it too late because i’m seeing after the fact this cancellation notice that was never explained but tucked away in this big stack of papers. I live in MI and this point system I have sucks b/c nothing is available. I don’t know what options I have so I greatly appreciate any insight. Hindsight is definitely 20/20.
Don't forget that you can also use your points to book vacations via the RCI affiliates. We have used them a lot more than actual HGVC locations and have been very pleased with the ones that we have stayed at. The benefit there is you more selection. We used one in Avon Colorado last year that was awesome and stayed 3 days. We had to pay a cleaning fee (for staying less than the full 7), but the place was nice and comfortable. We have also used them in Carlsbad, CA (right across from the beach), Welches Oregon and Whistler BC.
