Gold vs. Platinum or just MF per point?

I'm looking for the group's opinion on what to keep (and why). I need to downsize my HGVC holdings and am leaning toward selling either:

HVGC Boulevard 2BR Gold 5000 points with MF of $873/yr (around 17.5 cents per point)
HGVC Flamingo 1BR Platinum 4800 points with MF of $938/yr (around 19.5 cents per point)

The Flamingo unit also has a fixed week 51 (Christmas) which I am unlikely to ever use. In fact, I'm also unlikely to stay at the Boulevard so really just using these for the points and Club Season reservations.

I'm leaning toward selling the Flamingo unit solely due to the higher MF/point cost but why are the Platinum Flamingo units bringing (generally) a higher price for resale? What am I missing? Is there some other benefit to the Platinum unit?

My guesses:
1. HGVC does not have ROFR for Flamingo, so it is seen as more marketable.*
B. Some folks prefer using Home Weeks,* and Flamingo has a better location.
<*odd, but don't ask me why>

Have you looked on Tug or Redweek for comparables? How do they price out? If no big difference I would sell the Flamingo because of the cost/MF.

This. I think the 1 bedroom Flamingo units are a little over rated. I would keep the Boulevard unit.

Thanks! That’s my leaning as well. I like the Flamingo location but usually book the Elara when in Vegas.

The Flamingo platinum 1BR unit generally brings a higher price than the Boulevard gold 2BR by about $750 to $1000.

Week 51 was originally sold as an "Event Week", so a reservation for that week will automatically be made for them every year. That might appeal to some people, but don't think that week is overly popular.

Another vote for selling the Flamingo week as the other week will leave the OP with more points and less MF.

The 1 bedroom at Flamingo is not a great MF/point ratio. I would sell that one bedroom in a heartbeat and keep the better MF per point. Since The Flamingo is popular due to location, no ROFR and the prevailing thought of buying in Vegas for a great deal. From what I have gathered, the MF's for the Flamingo were figured out differently than later resorts and that cause the high MF's for the 1 bedroom compared to the 2 bedroom.
