Yes. Vistana will give you a credit of 80% of the price the week was originally sold to the first purchaser. This credit is used against a new developper purchase.

Can you only trade in one for one, or can you apply multiple to one? I would think people could scoop up a bunch of free SBPs for example and credit them all to a new purchase .

We bought a Bella and Key West for cheap separately ( $1 and $300). We then bought two voluntary resorts which had 148,100 options. We traded the SVV timeshares back to Vistana (they give you 80% of the original purchase price, one was $22,000 back to us, the other was 13,000). We then bought the cheapest developer timeshares, used the money from the sell back to defray the developer buy in and retroed the 148,100 units. Hope that helps
did you have any balance to pay? If i understand correctly you got a credit of 35k so there should have not been much if any left after that, right?

You can only sell back one and and retro one in one transaction. If I recall correctly, Vistana wants $20K in new money, but will allow the trade-in to count against the purchase price.

What I like is my week(WSJ) is tax assessed at 20K(IIRC), original owner paid 30K, sales says my week now would cost 68K. So 80% of 30K + I give them another 20K and they'll turn around and sell my original week for $68K??? I don't think I'll take that deal.
For WKORV (S/N/Nanea) it is $75k (not $20k) new money for oceanfront units.

OUCH!!!

I don't understand how they can validate that price? Aren't maintenance fees like $3200 a year? $75,000 over 15 years is $5,000 a year not including it already being paid total upfront.

How much is it just to do a straight rental of one of these units? Significantly more than $8,200 a week?

Hotel rates in Hawaii, especially Maui, are insane. A week in a 2 bed ocean view can run as much as $12,000 for a week, for hotel guests. Average is $1100 a night. Ocean FRONT is probably not even available to hotel guests. Island view studios start around $400 a night. We pay about $1800 in maintenance fees for our one bedroom ocean view. The same week would cost over $5000 through hotel inventory. So yeah, worth it.

It really depends on the sales office, quarter end and product being sold. I have traded in 2 weeks on a single transaction and have had to put in as little as $10K, all while also retroing a week.

We're pondering an offer from Vistana.

We still owe roughly $12K on the Flex purchase. We were offered to upgrade the EOY to Annual, plus re-qualifying the Bella week for what amounts to an additional purchase amount of $13K

So the new money was $13K not $15K?

They were crediting about $2k in equity in the Flex, the total was about $25k, after taking back the EOY Flex and selling us an annual Flex, plus re-qualifying the Bella resale. Then another $2600 off from the Explorer package we (stupidly) bought two years ago. All in, $23k.

I just got that email yesterday from Vistana direct.

80% on original price for my odd year 81k Bella. I paid $100 for it.

I’m not sure what I’m supposed to buy after that. Does requalify mean a resale purchase would be treated like a developer purchase? My Bella is the only Vistana I own and already has SOs with it.

They will actually give you 80% of the ORIGINAL purchase price toward a new purchase. There is usually a "new money" requirement. The new purchase would have "all of the benefits" of developer purchases which for you would only mean adding the Conversion to Points option and combining units to qualify for higher elite status. It seems like it probably isn't worth it for you.

So if I owned say a 2BR SDO, I could trade my Bella and add new money and end up with 148k Star Options?

I’m not going to do that, just trying to understand.

Or I could just buy a Westin Kierland.

I think you would have to add to your portfolio. You would be training your Bella towards say Flex - they would take the price of Flex SO subtract 80% of the original price for the Bella. The total Star Options would depend on if your 2BR SDO was resale or developer purchased. I'm not sure if they would retro a resale SDO if you are trading Bella towards Flex, but they are doing crazy things these days.

You get more SOs by going annual from EOY but you are paying another $2.5k+ MF a year for the SOs plus $13k. You don't want to pay expensive HI MF if you are going to trade into other properties. If you are not going to stay in HI every year, then pick a lower cost MF property.

We were able to trade in 7. Options stayed about the same and lowered our mfs about $1400 a year. With everything they gave us, our break even point is about 8 years.

Who was your sales person? The person I am speaking to now is trying to sell me $28k package and he is telling me I can’t do this.

It's making a resale purchase have the same benefits as a developer purchase.
