Grandview Las Vegas points usage on RCI

I am considering buying a Grandview Las Vegas resale timeshare. I’m trying to decide if I need 49,000 points annual or biennial. Annual would give me 49,000 each year and biennial would get me 49,000 points every other year. We will not stay at the Grandview in Las Vegas and will use the points to exchange into other resorts. I currently have several timeshare weeks which I exchange through RCI Weeks. My RCI Weeks membership is paid up through April 2024. I have a good understanding of how the RCI weeks exchange program works but have no experience with RCI Points. I don’t have access to RCI Points to see how far 49,000 points will go. Could someone please give me an idea of approximately how many days/weeks I could expect to get if I deposit these points with RCI?

We are retired and can travel whenever we want. We prefer a 1 bedroom unit. We like the idea of being able to split the week up and not have to always stay a full week. We like to stay on the beaches in Myrtle Beach and Florida. We also go to Puerto Vallarta for several weeks in January or February and stay on the beach. In Puerto Vallarta we usually we stay at either the Mayan Sea Garden or Buganvilias Resort Vacation Club. We do not like all inclusive.

I still have a lot to learn. The information on this site is so helpful. Thanks to anyone who can help.

Pick up a 61,000 Grandview contract resale instead. Same maintenance fee as the 49,000 point 1BR, and usually available for free or near-free on eBay.

If you need more points, look for $122k (can get pricey) or $98k.

You asked a big question and it's hard to give a complete answer. I'd second the suggestion that you consider a higher point total Grandview contact (I have 122K and can book most things that are available) I did take a look at orlando gold crown 2 bed and up and here is the summary data from the first 10 resorts out of 28 available (I have a platinum points account)

You can book a week on sale for as little as 4,900 points. You'll find some more units on sale for 7,500 points. Some of these are awesome units. A 3 bedroom at Reunion Resort for 7,500 points for a week!

However, those are sale units. A 1BR at Saratoga Springs at Disneyworld can be as much as 68,000 points for a week. But those units also go on sale. Right now, one is available for 23,500 points.

As someone else posted, watch for what points you get for what maintenance fee you pay at Grandview. I paid $250 for 98K points a year and I pay a maintenance fee of about $830. A Grandview owner with 122K points will pay the same annual maintenance as me, but have more points to spend. However, it costs a lot more to buy those 122K contracts on ebay. When I bought my 98K points, the 122K contracts were selling for around $3,000. I didn't think it was worth it to have those extra points and so far I have been right. We haven't come close to needing more points.

In addition to paying the annual maintenance fee for Grandview, you will also pay an annual RCI membership fee. And, whenever you exchange, you will pay a fee.

Also, Grandview is part of the Vacation Village Resorts & Affiliates group, & Grandview Owners get a complimentary week stay at a Vacation Village Resorts Group/Affiliates property (per year) for just the exchange fee without having to use any points.

i was always curious, is it better to have a 49,000 points every year or 98,000 every other year? What are the advantages/disadvantages for each?

Sorry I don't recall here is what I see now on my RCI home page under my offers. The grandview is the only timeshare on this account

I don't find these very valuable as I have enough points and my wife does not get enough vacation for me to want to use these. Perhaps VV deposits these at a specific time I don't think I saw them immediately after I opened the RCI account

The VV Extra Vacation certificates seem to be good for more than just VV resorts; I can book stuff that is available in RCI weeks up to about a 8 or 9 TPU. It's not easy telling what the restriction a on the search is, though.

Also, every few years VV will give you an Anniversary week in a VV resort with a low or free cost.

Also, I've heard good things about the Colonies at Williamsburg as a dual-affiliated VV resort that does well in II and just joined RCI. I don't think it's in points I. RCI, but someone is giving away a 4BR week there in the bargain basement forum.

Exchange fee depends of the number of days. See https://www.rci.com/pre-rci-en_US/help/forms-and-fees/pow-member-fees-us.page

Number of points depends of day. Sun to Thu is 12% per day of a full week points. Fri and Sat is 20% per day of a full week points.
5*12% + 2*20% = 100%

I did this table for a friend that have 86,500 pts and wanted to book a resort that cost 47,000 pts per week. He wanted to know which check-in day he should book to maximize the number of days. The answer was a Saturday or Sunday check-in for 13 days (3*20%+10*12%=180% of 47,000 = 84,600 pts). All the other check-in days cost more than what he has for 13 days at 4*20%+9*12%=188% of 47,000 = 88,360 pts

Points pros:
- Owning in points gives you access to two buckets of inventory, weeks and points. If you own in weeks you only get access to weeks inventory. There is a lot more inventory in weeks, but sometimes resorts may only be available via points.
- Owning in points also gives you the ability for shorter stays. However, because of cleaning and other fees for less-than-a-week bookings, sometimes you are better off just booking a week at a time and not bothering with short stays. Your mileage may vary on this one. Generally, timeshares are best booked a week at a time.
- High point, low fee ownership is easier to get rid of. Demand the Grandview in points is higher than in weeks, especially if you own a 122K points week.

Weeks pros:
- There is a benefit in owning in weeks if you stay at a lot of Vacation Villages resorts. Weeks owners get internal exchanges for a discounted rate. Points owners don't get those.

Both
I get the "price of an exchange" deal with my points ownership, but I have never used it. I understand weeks users also get that. If you travel a lot, are flexible and not picky about resorts you may find it a perk.

Over the course of my ownership, probably 70% of my exchanges have come via Weeks inventory and 30% points inventory.

Points would be my first choice, no contest. RCI periodically has $ off the exchange fee so pay attention when you get those emails.

I'm not a fan of weeks accounts. The inventory issue @montygz mentioned. If you pay the extra for platinum, weeks don't get all the platinum benefits points accounts get. The benefits weeks don't get are ones I use. Trading Power Units, are what you get when you deposit your week in order to be able to go to other resorts. You pay a fee to combine TPUs. Like if you need more TPUs for a reservation and have to borrow from your next use year. If don't use all of them and want to carry them over. If you own more than one week and need to combine the TPUs. It adds up.
