Buying Wyndham- new and questions.

Looming at buying wyhdham time share from someone 300000 points. New to this and had questions. If we buy how do we become a Wyndham plus member? Do we have to pay housekeeping fees everytime we stay? How will we be treated different that someone who bought direct from developer. Thanks for any info

You will be treated the same as any other Club Wyndham owner - which is to say that you will constantly be misled and harassed to buy more points.

You will receive an allocation of housekeeping credits that should cover you for 1-2 reservations, so you generally will only pay housekeeping fees if you use your points more than that for numerous short stays. You also are likely to run out of free transactions if you use lots of short stays.

You will automatically become a Club Wyndham Plus member when the timeshare is transferred into your name.

Before committing, it is in your best interest to determine exactly what you are buying, and what (if any) points will be in the account when it transfers to you.

Research when and where you want to stay to see how many points you need. We bought all of our points resale and love our Wyndham vacations. We stay away from sale presentations as the sales staff sole purpose is to sell you more points. They will say just about anything to make a sale.

I was also told that if I bought off the secondary market I would have a harder time booking stays. Is this tru? Sorry for all the questions. My family has rented from another ow er several time and love it, so decided we should just buy in.

This is not true, and is frequently said by sales to rationalize why you should not buy resale.

When you are told this.... ask them how you ever be able to sell it down the road if that person will have hard time booking stays.

The booking rules are the same for everyone - no matter how they became owners.

And the points required for each resort vary by location, season, and unit size. 400k in points would generally be enough pts for 2 full weeks in a 2BR during summer. Newer and urban resorts are cost more in pts.
