Can someone help me confirm how it's possible to tell what units are deeded guaranteed oceanside/oceanfront? Meaning you will always literally get placed in an oceanside/oceanfront building/unit when you stay there?

Is it always any unit number from Buildings 1, 9, and 14? I believe these are the only buildings that fall under this oceanside/oceanfront view type? And the rest of the buildings are ocean view category? Is there a way to tell from the unit number on the deed? Or is there some other identification and I have this wrong?

I thought this has been discussed before, but I can't seem to find the specific thread I am thinking of.

  1. Only those who purchased an Oceanside unit are able to reserve them. They were originally sold at a premium compared to a standard 2 bedroom. As an owner of one, when I go online to reserve if an oceanfront is available it will be displayed.
Buildings 1,9, and 14 include all of the oceanfronts. This past January we were in 9578-9579. Building 9, fifth floor, unit 78 and 79.

Thanks. So based on your comments there are no resale units that guarantee this access, regardless of the deeded unit number. Those original oceanside/oceanfront rights do not pass to the new owner at resale.

Is that understanding correct?

We bought our annual 2 BR oceanfront on the resale market. It is deeded as oceanfront. So, yes we are guaranteed the oceanfront if one is available. We often split it for 1 week in the studio and 1 week in the 1br. If you own an oceanfront you can't reserve a regular ocean view. Conversely, if you own an ocean view you can't reserve an oceanfront. Hope this helps.

I guess that is the crux of my question...

How can a resale owner know they are buying Oceanfront resale? What identifies the resale unit as oceanfront? Is it just the Building # or something different?

Actually Mexico doesn't put the ownership in a deed. They put ownership into a trust that can be renewed.

You ask the title company to get an estoppel letter (resale information sheet) from Vistana - don't accept one prepared by the reseller - it must be a Vistana document to be dependable.

This is correct. I would want the unit number in the contract and the official estoppel in hand before paying for an ocean side unit. I own Oceanside and it shows that way on my ownership details.

I just saw this now, thanks. So then Unit 097374 on a deed would NOT be Ocean Side?

It's interesting that only some of the units in Buildings 1, 9, and 14 seem designated for Ocean Side?

I believe there are 8 floors in building 1, 7 floors in building 9, and 6 floors in building 14. So 21 two bedroom LO units total.

Personally, I don't think I would pay a huge premium for an OS unit. We typically stay for 10 days or so, and so use SOs to book our reservations, even though we are WLR owners. We typically request and get a high floor, with a great view. I know my husband would be disappointed to get the 1st or 2nd floor of an OS unit. But of course, people are looking for different things, and many would be fine with that.

Thank you so much for that! I think your visual finally gave me the missing piece I needed to understand the difference. I have a resort map like this but I had forgotten about those end unit sections on those 3 buildings and was overlooking them.

We have been to WLR a half dozen times now and been in a different unit every time and never been disappointed with any of them (even though they were very different).

has anyone stayed in building one facing the Mayan temple (not the resort)? How is the view?

Buildings 1 and 14 have nice views. They overlook all inclusive properties and they tend to be quite noisy with evening activity and music late into the night at times. 14 faces the adults only property and in my experience is the noisiest. I will not stay there if at all possible.

My stay was in the Oceanside villa on the 4th floor. Loud music at night; often late night.

funny that building 14 NOT ocean side is better in this case, it is facing the small Lagunamar pool so it is not noisy from Live aqua

I think you mean building 13. We were in an OS unit in 14 where you could see Live Aqua. From what I could tell, in the evening it was pretty low key over there. It is a pretty expensive property and really isn't really known as a party resort.

We were in building 14 last year and they had fireworks over Live Aqua on a Saturday night, I believe, plus live music. I don't know if this happens every Saturday night or not.
