EOY shouldn't be a deal breaker IMO if the point value is high enough. You are allowed to borrow from next year's points without an extra fee, so if you bought (for example) a 14,400 point week for Kingsland, you could use 7,200 points every year in club reservations. There is a fee to "save" points that would otherwise expire at the end of a calendar year.
EOY only pays MF EOY also?
If points is only goal, would it be significantly lower cost than an EY with 7000 pts?

I anticipate that we’d go out of the HGVC network to visit more locations <some of the time>.
Knowing that we’d be converting to RCI points, does that influence what type of HGVC we should choose?

Based on your description, i would be looking for the lowest cost, as it sounds like you won't looking for any home week advantage.

Then its somewhat of a cash flow question, do you want lowest purchase price to minimize your out of pocket, or lowest cost over 5 or 10 years. Everyone's situation is different.

Just a quick question, why have you settled on HGVC? For what you want HGVC might not be the best for you. Trading into RCI from HGVC isn’t nessacarily the most cost effective. You might not get your money’s worth in RCI as the resorts aren’t quite up to the HGVC standard.

I think we'd only go the RCI route on occasion, and maybe less once we retire.

We're loyal Hilton hotel stayers, so are familiar with the brand.
As we get older, will start doing repeat/longer stays at the places we like.
We've stayed in quite a few of the HGVC properties, just booked thru Hilton.com since we didn't understand/were intimidated time-sharing.
Used to higher end lodging & had a few less than stellar VRBO stays, so like being assured of getting something nice.
HGVC seems a little more straight forward to navigate and seems to treat resale buyers decently.

HGVC has been calling us for years to try them, so we took them up on a promo visit to King's Land (but learned from this site to pass on signing up for the direct sale at full price).

I can only speak for HGVC, but yes, MF is EOY. However, you still have to pay club dues annually.

Re: lower cost, it still comes back to the MF for what you're buying, and how you plan to use it.
For example, we own Bay Club, 2 weeks even and 2 weeks odd, 2BR Plus unit platinum season. But for sake of example, lets say you buy that same unit 2 weeks even; ie, EOY. You will get 16,800 points in your bucket EOY, averaging out to 8400 points per year. MF on this unit at Bay Club was $1718 per week in 2018 So 2 weeks EOY would cost $3436 MF EOY.
Kingsland is a higher point structure overall - one week 2BR Premier platinum gives you 14,400 points for a MF of $1695.

If you could buy Kingsland for the same $ as Bay Club, it would be an easy choice - MF$/point in my example above is $0.20 for Bay Club and $0.12 for Kingsland. Bay Club is a little high as far as MF go, but we got such a great resale deal it will take some years to feel the pinch.

Here's a thread from last year that talks about pros/cons of EOY

Ah, got it. It sounded like you were wanting to trade the majority of the time. This clears things up.

I could be wrong, but I believe that all of the Gulf Coast resorts are affiliates. There are 4 HGVC developed resorts in Orlando and and 1 in South Beach.
Is this correct?
The map in the stickied thread shows several.

Is there a certified listing of what are true HGVC properties & what are affiliated?

Are you looking for a resort that was developed and managed by HGVC or is one that was built by a third party but still managed by HGVC ok?

I'd like to know which locations could never lose their HGVC and will always include the HGVC fee (without paying extra)
