I have been looking into getting an annual 2 Bedroom LO at SDO as a trader in II. The prices for a Gold plus 2 Bedroom LO seem to be all over the place. From reading the forums I was under the impression that a Gold Plus 2 Bedroom LO should be free, the buyer would only have to pay closing costs. Is that not the case? Are these selling for a lot more? What is a good price to pay for these?

What is the going price for an annual 2 Bedroom LO Platinum Plus?

Do prices go down later in the year just before the time MFs are due? I am not in a rush to buy.

Thanks.

I think the market clearing price for an annual SDO Gold Plus lockout unit is probably more like $500-$800 plus closing. I gave away an every other year one in the bargain deals forum awhile ago for closing costs only, and had more than a dozen requests within a few hours before I took the ad down. I probably could have easily gotten a few hundred for it. I've seen that give away referenced a couple of times in the forums, and thought it was worth commenting on, as I don't think that's probably the best comp. I'm relatively confident I could have gotten something for it, but just wanted to get it done and dealt with. I still have a couple of SDO weeks.

The platinum units don't come up much, and definitely seem to go for more. I would guess $1500? Not positive, I don't own a plat week...

Annual plat plus units at SDO are relatively expensive because they can be requalified (with Vistana developer purchase) to receive SOs (since they have low MFs). $1500 sounds about right. Unless you are planning to do this, you are better off buying an EOY plat plus or EY/EOY gold plus. Keep in mind, the plat plus may have a slightly better trade value in II, but you can only reserve plat plus weeks in your season for use, versus the gold plus which is more flexible and floats 1-52.

I own both -- one EOY Plat Plus and one EOY Gold Plus. I haven't seen any difference in trading, although it is possible that I have trumped others in line with an OGS. There is not much price difference between the EOY Plat Plus and Gold Plus from what I have seen. In general, prices for SDO have gone up -- you used to be able to get them for free fairly easily; now they are more difficult to find free but they I do still see tuggers giving them away from time to time.

Good luck.

Don't buy a platinum unless you want to requalify. Save the money.

Thanks for the info on the trading for plat plus, that's really interesting. I've been in the market for a 2 br plat at SDO for years, but haven't found a deal that worked. Maybe I shouldn't bother... I kind of want one in my back pocket in case they every make me a great offer on some Nanea oceanfront options...

I have a EOY 1bed and it says RED - what does that mean? I also have a EOY 2bed LO (Platinum) that I bought for $500 a few years ago on ebay
