Title company time

Bought a National Harbor 154k contract in TUG marketplace back end of June. I get that the hand walking thru Maryland adds time, but the deed still hasn’t been sent to Wyndham 5 months later.

Surely this can’t be par for a National Harbor contract?

Hope you are not paying the maintenance fees while the contract process. Being concerned would be appropriate at this point and taking whatever actions you can legally do to try and resolve the matter.

IMO, this is WAY too long for a title company to take and for the deed to be prepared. It sounds like it hasn't even gotten to Wyndham yet. I would contact the title company right away. Good luck!

Timeshare Resale Vacations LLC. I filled out the purchase agreement around 6/24 or so.

This isn't a title company - it's the seller. So they either do the title transfer in-house, or they farm it out to someone.

You should ask them what title company they use.

I had a similar experience. I Bought a Bonnet Creek deed last Dec 30th signed contract. All paper work signed and submitted to seller early January. Deed was transferred by Wyndham into sellers name in February. Seller had the deed transferred into my name and recorded in county records on March 4th. Seller did not send recorded deed and transfer fee to Wyndham until August. Wyndham transferred into my name late Oct. Not sure why a seller would wait almost 6 months to send Wyndham the recorded deed and paper work for transfer. Seller paid all maintenance fees until Wyndham transferred. I know with the new web site all transfers were delayed but why would the seller wait to send the recorded deed and transfer fee to Wyndham for almost 6 months.

Just speculation, if seller took title after the sale to you to later transfer it to you, then there may have been credit pool or other points that would have otherwise transferred to you in excess of the contract amount. The seller may have used the time to rent those points.

I received all 2017 points for use as advertised. Just asking to see if I missed something. Has to be a reason for the 6 months delay on sending recorded deed to Wyndham. Maybe not?

The six months processing time would have been used by the various people involved.

Along those same lines, maybe they had a reservation booked in August? If the transfer was completed, wouldn't existing reservations have been cancelled? So to be safe, perhaps they waited til their vacation was over?

That would be another reason. The reservation would be subject to cancellation by Wyndham or the new owner.
