New to timesharing - I took a tour at Wyndham last week in Branson MO and was really tempted at what they had to offer. Luckily I didn't bite and have been researching on this site ever since - a lot a great information on this site but it's a little overwhelming. I'm intrigued by timeshares now but wondering if ownership is best or if renting will do for my family.

1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where?
Branson, MO

2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?

Probably at Branson most of the time, but would like the option to go to other locations as kids get older.

3) What are your 5 top trade destinations?

Colorado (anywhere in the mountains), Smokey Mountains, Phoenix, DC, and Anywhere with a beach.

4) How many people do you usually travel with?

Family of 6 (4 young children)

5) Can you travel any time, or are you locked into the school schedule?

Any time. We homeschool our children and can literally travel whenever.

6) Can you make firm plans 12 or more mos. in advance?

Yes, but we like to make plans within a month or 2 typically.

7) Can you vacation for a full week at a time?

Yes.

8) What level of accommodations do you prefer on a scale of 1 to 5 stars?

We're not picky - prefer to not stay at 1-2 star places but willing to if the price is right.

9) How much can you afford to spend upfront, without financing?

Willing to spend $5-$10K for the right deal.

10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?

I'm looking for something with little to no maintenance fees if possible. I love the idea of just getting last minute deals on RCI but not sure that's possible without owning something.

11) Are you a detail oriented planner?

Very much so.

12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?

Yes!

You can rent at Branson very easily. Do that a few times. The snag is you need (or will) 2 bedroom units. Those are uncommon on the cash RCI rental (Last Calls). And your desire of 'little to no maintenance fees' is unrealistic. How do you think these nice places are maintained and the staff paid? Someone else posted today looking for a bi-or tri-ennial Grandview in Las Vegas. Those are somewhat readily available, many come with RCI points, and very low MF. If you can be a successful bidder on eBay for one of those- especially a 2BR- that would be the holy grail, but beware, the secret is out and they can generate 'lively' bidding.

In the short term, rent.

Thanks Jim! Very helpful, we've stayed at the Wyndham in Branson the past couple of years through rental and enjoyed it a lot. We got a 2 BR lockoff last year and a normal 2 BR this year. We like the resort and the person we rent it from gives it at a great price. If I can stick with it I'll rent from him for the foreseeable future.

When the sales people were telling us about the RCI last calls they didn't give a lot of information - so didn't know that they don't offer 2 BR on there very much. That's very good information.

The RCI Last Call intervals are usually shoulder season (not a problem for you) and usually on the smaller side (you want at least a 2 bedroom). I would do as Jim suggested, continue to rent. Grandview would be a nice option if you want to try other places, but the MF's would be around $800 for a 2 bedroom.

Welcome to TUG Panbad!

I think before you consider buying a timeshare you should rent from a few different systems and see what you would like best. (Westin, Wyndham, Disney, Independent Resorts, Marriott, etc.)

Some sites to find timeshare rentals:
TUG rentals: https://tug2.com/timeshare-classifieds/
Redweek
MyResortNetwork.com
Timesharing Today Magazine
eBay

Keep reading and asking questions at TUG; once you learn more about timeshares it’s easier to make decisions about what you want to buy.
Also, BUY RESALE!
