Buying fixed week at bay club

Hello, I’ve been reading the tips in this forum for about a month after attending a presentation in Vegas (didn’t buy there). I’m now in escrow to buy (resale) a fixed week at the Bay Club. It will give me 7k points every year.

I was told I need to call Bay club every year to cancel the week and take the points. Is this correct?

If so how does borrowing work if I haven’t cancelled next years week yet because I think there’s a 12 month window for Home week booking?

For a fixed week ownership, you will be automatically booked your week/unit each year. You really don't have a Home Week advantage window. As you noted, you can cancel your fix week and the allotted points will then be deposited into your account. I don't know if all of the rules for the fix weeks are similar but for Craigendarrock Lodges, you can call in January to convert the following years booking (ie. cancel the fix week automatic booking) to points.

I am curious to see also if the rules for the fix week booking are the same.

I don't own at Bay Club, but I do have fixed weeks on Marco Island. For both of those, the automatic reservations are made about two years in advance, so if I want to borrow 2020 points for a 2019 reservation right now, I can call and cancel that 2020 automatic reservation today and get the points in my account. I do not need to wait until 12 months out to get those points. Hope that makes sense. If Bay Club works the same way, you should be fine.

The only fixed weeks I am aware of at Bay Club are 51 and 52. They go for a premium. Why pay extra if the goal is only to get points?

Thanks everyone. I bought week 22 during spring break. I didn’t pay premium for it. It was actually cheaper than most 7k point packages I saw. I paid around 3k including closing. I was told fixed weeks sell for less (if they’re not 51 and 52).

If I can cancel 2 years out then I’m good since I’ll be able to borrow from next year.

I hope not! I was told 7k. I don’t have estoppel yet but I will check and report back.
Week 22 is definitely a gold week, 5k points. Do you have proof in print they told you platinum or that it is worth 7k points? If so you should consider getting out of the deal.

Let me provide some clarification. Gold versus Platinum at Bay Club is a matter of when the week was sold. Many weeks were sold "pre-HGVC" with a platinum season of weeks 1-50. Those weeks convert as 7,000 point for a 2 bedroom. However some were sold by HGVC. Those were broken into 2 categories, Gold at 5,000 point (and for HGVC Gold Season) and Platinum at 7,000 (for HGVC Platinum weeks).

Bay Club is an affiliate, those weeks sold "pre-HGVC" do not have to join HGVC, and have first choice of weeks, if they do not. (This may or may not be correct, all I know is that we fill out requests before the 12 month "HGVC Owner"'s 12 month window. YMMV)

While every week is a deeded week, AFAIK none of the weeks between 1-50 are "fixed" (i.e. you are guaranteed that week.) Weeks 51 and 52 <are> fixed weeks, referred to as "Platinum Plus" and were sold at (and still get, AFAIK), a premium price on resale. Christmas and New Year's week in Hawaii are <very> popular.

(And yes, I am a multiple week owner at Bay Club, and no, I haven't joined HGVC. I use Bay Club as a surrogate second home.)

I have bay club weeks and have never seen a fixed week besides 52. Some units I own are floating weeks 1-51 and most are weeks 1-50.

Now each week I own is assigned a week as ownership but they are not fixed. Is that what you have seen?
