Would you sell on you own or use a broker

i was just wondering what your thoughts were regarding selling a timeshare. Would you use a broker and avoid all the work and hassle for a 15% fee or would you do it yourself and save the 15%?
Does anyone have an opinion based on experience? Good results and horror stories welcomed.

It depends on what you are selling. If you are selling a high end Hawaii or other prime location and season, a broker is perhaps a good idea. If you are trying to unload a voluntary resale, you are better to go on your own since you won't get enough from the sale to cover the minimum commission that a broker will require.

For a high dollar TS, I would definitely use a broker. But if it's under $5K, I'd sell it myself - and use a professional title company for the transfer.

We attempted to sell our WKORVN-OF ourself on Redweek, for 23k, then 22k, then 21k - with very minimal response. At the end, we were contacted by a broker in Whalers Village that wanted to list it for 30K, minus their 15% commission.

This was about a year ago, and they listed it and within 24 hours had a full price offer. Net we got about 24K, but well worth it and the transaction was professionally managed and closing was very smooth. Hope this helps!

Sounds like the broker already had a buyer when he solicited your listing. But kudos to the broker's ethics; he could have bought it for $21K and flipped it in escrow, pocketing the $9K profit.

What is it that you own? You should definitely use a broker for anything that has mandatory SO's; otherwise, it's not worth much at all.

I have done both ways.....depends on what you are selling or if you already have a buyer lined up. For my better timeshare weeks/points, I have used a broker with very good success.

Your right. I believe he had someone already lined up, but stated he didn't. Said the guy happened to walk by and want it (he had no listings for what I had at that moment in the kiosk). I would highly recommend the company as it worked great and I got more than I thought I would have (net, after commissions) than if I had sold on my own.. :)

The only negative is since I bought this resale back 7 years or so ago, when I sold at this price I made a profit and now my CPA had to file a Hawaiian state return. :(

I do own a mandatory on Maui.
Not sure what I’m allowed to say further than that.
I think I’ll go with a broker.
One thing about the two brokers both of which are on the island,
One says 15% commission and a $100 fee and the other says 20% with a $650 fee.
The 20% broker will list it for a couple thousand more than the 15% broker but the difference to me is only $500 more.
I imagine the other broker will sell it faster but I am perplexed why they both wouldn’t list it the same price.

Good luck! I bought WKORV-N through a seller's broker and later sold it to a buyer who'd retained a buyer's broker. So in both instances, the broker handled all the paperwork, which was fantastic. When I sold it, I listed it on Redweek and was contacted by an agent. I told him that I wanted to end up with X dollars in my pocket, and what he charged his buyer was up to him.

I bought SVV Bella twice, using a broker when I bought and using Redweek full service program ($695?) including escrow when I sold it. The broker does make it far less daunting.

I think if you have a broker that specializes in one brand over another you could sell faster and get a better price, but if your not in a hurry you can pretty much do the same thing, it’s not like most TS are in the MLS. So you have just as much ability to market your property as the broker.

Where a broker shines is when they have a strong reputation for a specific brand(s) of TS. Typically higher end ones. What they do offer is many customers come to them for stuff without searching online. These people typically know what they want. Many don’t want head aches and just a one stop shop and done.

I have sold three SVV Bella weeks on the TUG Marketplace for free. It would seem that a $700 fee would eat into the already fairly low selling price of mandatory SVV weeks.

We then got the 30K sale price from Timeshare Hawaii Resales, and worked with Tom Roy. I know we were his only WKORVN-OF listing at the time, which may have obtained the price we got.

Many years ago I had great success using a broker on HHI (Dave Graham) to buy my Marriott Crown Suite Week and sell my Heritage and Harbour Club Weeks. My point is that there is more to brokers than those that operate nationally...

I don't think I made money on the two Dave sold for me but did about break even which is kind of winning. In addition I used him to buy my Monarch Crown Suite Week which I used for 5 or 6 years then sold at a profit...
