Hi, I owned couple time shares( HGVC and Villa Group), I'm thinking adding The Westin Ka'anapali.

How much this should be worth for?
2 BED LOCKOFF, WESTIN KAANAPALI, 148,100 STAROPTIONS, PLATINUM SEASON, TIMESHARE, ODD Year.

Thanks

Ocean view or island view?

Premium or deluxe?

(Answers to both are essential.)

Uh yeah.

So, you need to specify the view. Also, Westin Kaanapali could mean 3 resorts....you'd need to specify which one: WKORV WKORVN or Nanea

Hmm.

No resort view at WKORV/N just Nanea.

Can't answer your question. But, WKORV/N island view, well, that's probably 5/6k EOY without looking up the ROFR.
Honestly, the north island views are pretty good...but the MF's are way high for island view at almost $2800 annual.
South island view is a crap shoot. Parking lot or parking lot.

Vistana bills MF yearly for every other year timeshare. This WKORVN per use is for the 2BR is 2X$1462.

It depends on whether you want to travel during peak season.

The developer may be renting them for that, but an owner can't get anywhere near as much, because you can't offer the same liberal terms - like no payment until check-in, and last minute cancellation.

From an owner, an island view studio rents for about $200 per night, the Island view 1 bdm. rents for about $300 per night, and the 2 bdm. for about $500 per night.

I definitely would not buy this - WKORVN has a higher maintenance fee and it's an island view.

There is no resort view at this resort - the 3 views are:

Ocean Front
Ocean View
Island View

If you are flexible, and book exactly at 8 months, you shouldn't have a problem - especially with June.

But remember, this is an every-other-year deed, so the maintenance fee for one weeks use is actually $2,924.

But it looks like for 2019 the seller is not looking to get reimbursed for the other half of the fee so for 2019 you get a break.

If you compare with paying rack rate to Westin, then it is good value. However, if you are comfortable in renting from timeshare owners, then the cost comparison is different. I don't rent from owners and always use rack rate for comparison but I am in the minority on TUG.

You have to compare the price to your other options:

An ocean view deed in the north phase would have the same maintenance fee.

An Ocean View Deed in the Original/South phase would only be $2,477.

If you use the Staroptions from WKV, it would only be $1,544 - half as much!

So there are less expensive ways to get there.

I might note:

All of the information provided so graciously by the Tugger's above.....is available in the Vistana stickies, Vistana threads and ROFR threads.

You should never buy a timeshare--let alone an expensive timeshare with high MF's--without fully researching and understanding the ownership before you buy. That's not my opinion...that's common financial sense.

Suggest you invest a little time in some 'homework' study before seriously considering a purchase such as this.

TUG is a great source for timeshare information....but I don't think you want to make big $$$$ decisions based solely on the answers to a few "should I buy this" questions.

Just my 2c.
