Maintenance Fees at Lawai Beach Resort?

I am so very thankful for this group! After doing some research (and a very close call almost purchasing Westin Nanea from the developer—yikes), I have determined I want to buy on Kauai at Lawai Beach Resort. For those of you who have owned there awhile, what is your experience with maintenance fees at LBR? How often do they go up? Am hoping for a 2 BD in Banyan. I have placed a wish list ad, anything else I can do to watch for one?

We've owned there every other year since 2009. We've never exchanged it. What we own is a two-bedroom in the Banyan building, like you're looking for. Maintenance fees started around $1100, and now they're about $1350. The Board is controlled by owners, so the maintenance fee increases are not very high each year. The main increase we've seen in our 9-year ownership period has been a huge increase in property taxes by Kauai County. This happened despite many letters against it by timeshare owners.

In this case, the property taxes are included in the maintenance fee. For 2 other timeshares we own, we pay them separately.

I suggest that you check out Hawaii Timeshare Exchange https://www.htse.net as they seem to have a lot of exchanges for Lawai Beach Resort. I believe that they are ones that also do the rentals and resales for this resort.

Welcome to TUG. We own a Coral unit since 2003 (resale). We love it but 2019 will be our last year since we also own at Waiohai.
Recall that in the early days of TUG the Coral Building was labeled as the dreadful building. Not so for us. It is quiet and secluded. We will miss it.
