Is Elara an Affiliated or Developed HGVC resort? And does it really matter?

I am getting confused about Affiliated vs. Developed Resorts.
I am looking into HGVC Las Vegas resorts. I've narrowed down the choices between Elara and on the Boulevard.

It is my understanding that the Elara is an AFFILIATED resort and on the Boulevard (on the Strip) is a developed resort. Is that correct? If so, I have follow up questions.

1. Are there any differences in how points are utilized between affiliated and developed resorts?

2. In general, do affiliated resorts have ADDITIONAL YEARLY FEES on top of the standard HGVC yearly fees?

3. What is an HGVC "Club Fee"

4. As a piggyback to the fee question. Would you please confirm that when purchasing resale, HGVC fees include:
Activation fee $560
Membership transfer fee $399
Plus any other additional closing costs...

Actually, Elara is a managed resort. For an affiliated or managed resort, you will need to understand the specifics at that particular resort. Sometimes, you won't really find any but in Elara case, there are some differences. This thread should help.

Points will vary between different properties (all types). In general, the newer resorts are requiring more points than previously. You can think of it as inflation. You can look at the points required for each resort here (https://club.hiltongrandvacations.com/en/resort)

Next year it will be $170. This is you club access fee. The fee is the same independent on the number of deeds which you have.

Correct. Here are current fees. (https://d1m2ucn09z2f8d.cloudfront.n...42a4-917f-1be096986280/2017-HGV-Club-Fees.pdf). Your closing cost isn't paid to HGVC, this is typically to either a broker or transfer company.

Here is another thread on Elara. (https://tugbbs.com/forums/index.php...th-blackstone-purchase-share-of-elara.259595/). I think that the important thing on Elara is to ensure that you purchase truely a HGVC resales and not Westgate. (that is my memory anyway). Surely, others will correct if am misinformed.

I will say that to me Elara does have higher points but also higher MFs. This list gives the properties with the best MF/point ratio (https://tugbbs.com/forums/index.php...ith-the-lowest-mfs.249249/page-2#post-1988917)

I agree with GT75, the main thing is avoid a Westgate unit, you really want the HGVC points. Personally i would not worry to much about Elara only being a managed resort. HGVC just bought out the other partner, so there is no chance of the resort leaving HGVC.
