Finishing Transfer of Vistana Week on My Own

Owner Services and the Home Owners Association lines are closed for the night. I plan to call in the morning, but I am wondering if it is possible to complete the transfer of a new deed myself with Vistana instead of waiting on the closing agent. I normally wouldn't be in a rush, but would like to use the SOs from the new week for a soon to be made reservation instead of having to borrow the points. SO the sooner that Vistana can recognize our ownership the better. Who knows how long the closing agent could take.

I know there is a $25 transfer fee per the estoppel and I have the address to send it to, but is there any type of form that I need to fill out to send along with it. Can you pay over the phone with a credit card and just email the deed to somewhere? I am willing to spend the $25 to expedite the process and would even overnight the package if it has to be physically sent. It would save me from having to fork over $1,300 to Vistana a year early.

Yes, you can finish it yourself. Just send a copy of the recorded deed, the previous owner's deed and any power of attorney documents that were used in the transfer to titlechanges@vistana.com. Unfortunately, they don't accept credit cards for the transfer fee, they want a check. What I do is just send the documents by email. Vistana usually completes the transfer, then sends me a note saying that I owe $25. By the time I get the note, the closing agent's check (along with another set of documents) has arrived at Vistana and that clears up the transfer fee. I have had cases where Vistana wouldn't complete the transfer without the $25 so your mileage may vary...

Thanks. Very helpful. How do you notify Vistana about first use year? Do you just mention it in the email, or do you need to provide a copy of the contract?

You need a document (such as the contract) that is signed by both parties and states the starting use year. I usually ask the title company to provide me copies of documents that I need (including the previous owner's deed, if it's not easy to obtain online) while everyone is waiting for stuff to get recorded. In my experience, the starting use year isn't usually an issue as an unused home resort reservation always transfers with the week and an owner that is selling their only week can't hold unused StarOptions or an unused StarOption reservation.

Thanks. I am sending off an email now. Luckily there is no POA on any of the paperwork. Though I don't have a complete copy of the contract and with it being a eBay sale, there might not even be one with the sellers signature.

Before sending this off, I was trying to find out from the closing company if they had perhaps already sent notification. They certainly aren't one of many words. They came back today after a second follow up email to tell me I am in the recording stage. Really??? My deed is already recorded, a week ago! Apparently I won't have time to wait, so sending off copies as you advised.
