A 2bdrm/3bath, EOY mountain view went for $11,200 on the 23rd. I would have expected this price around a year ago based upon actual resale prices I am aware of at that time. Does it look like some MOC units (at least the lower cost ones) are keeping their value, or is this an aberation?

MOC has always commanded a premium over the other Hawaii resorts, but that price is definately less than what you would have paid before. Waiohai and Ko Olina were getting that ammount ($11K) 6-8 months ago and even more than that 18 months ago. Now those two go for about $7-8K EOY (isalnd view). So $11K seems in line, but definately a fair deal for the seller in todays market. IMHO

This really doesn't tell you much about MOC. other than GV/MV, unless that is what you own. I haven't seen any MOC 2BDRM OV/OF ebay sales because those still command enough that they don't have to be sold on a ebay fire sale.

I would think Maui view category 2BDRMs probably command a 20% cost increase over GV, but I'm really not sure what the market is for a MOC 2BDRM OV/OF because there are so few out there.
