Marriott commission on a re-sale

I am interested in selling one of my units. Does anybody know the commission percentage if it is sold through Marriott?

They charge 40% of the current Marriott selling price. LoveAruba, why would you say they will not take the week??? they sold my Barony Beach gold week for me this past summer.

People have called this week and last and the answer is they are no longer taking them. I suggest this member do the same, it takes a minute to make the call. They can tell you how many units they have for sale and if you are lucky they will put you on a list but I doubt if they will even take your name.

You are likely to get less than the 60% if you try to sell resale. With Marriott selling the week you will get the best return, but it may not be a quick process.

40 percent but they probably will not take your unit

Marriott may not buy it from you or commit to do so, but they will add you to their list of potential sellers. When it comes your time they will send you an agreement to sign and return. I believe they do this even at resorts that are not sold out.

In my re-sale I am offering incentives a whole lot better than what Marriott has to offer

When reselling your unit, you could offer the buyer 200,000 Marriott Reward Incentive Points.

How? Put in the sales contract that you will pay the $625 fee each year for four years which is the fee for the buyer to obtain 50,000 points on an annual basis.

The other option is to provide a one time $2,500 rebate at closing.

The points seem to help Marriott sell their units so why not use the same carrot to sell your own.

Marriott charges 40% of the sales price. Therefore, if they sell your unit for $20.000.00, their take is $8,000.00. Nice, huh?

I just got off the phone with Marriott Resales. They are currently taking immediate listings (no wait list) for Grand Ocean Gold weeks. For a Oceanside view they would sell it for $23,300 and they would keep 40%. You get 60%
They were perfectly willing to immediately send me a listing agreement.

Marriott will always place your unit on the list (or wait list) for resale at a later date. In the past at some sold out (or near sellout) resorts Marriott would actually BUY your unit from you. Most likely that is what they are NOT presently doing.

I put my Waiohai on a "wait list", as they are still selling the last few Developer units. I am not currently wanting to sell, but wanted to have that option when it comes available in a year or two.

This is what I was told when I listed my Barony with them. They keep two separate lists. The first list is units where they have accepted a listing agreement from the owner. They do not keep a lot of units on this list. I think I was told about a dozen or so active listings. THey sell units for a particular season and view (if applicable) in the order they are received. So you start at the bottom and as they sell older listings then yours you move to the top. IF they have a lot of people interested in selling (more than the active listings they will accept) they will start a wait list of interested sellers. They will not accept a listing agreement but will put your name on the list (wait list) and contact you when they are willing to accept more inventory on the active listings list. All I can say is that when I sent them my listing agreement for my Barony Beach they had a buyer within two weeks of receiving my listing agreement. Now they will take my GO Gold Oceanside unit for immediate listing. They do not have a wait list of sellers. Now that is season and view specific. If I owned a Gold garden View or a platinum oceanside I might have received a different response when I called.
