Confused about open space reservations

We are thinking of buying a resale after attending a Marbrisa pitch. Of course the price was outrageous compared to resale on another property. When we called the sales rep back to say this he told us if we bought resale we would not have access to the open space reservations (or whatever its called when you buy extra days really cheap).

I've now talked to a couple of authorized resellers, and they all say we'd get that feature. So now I'm wondering, is it really true that there is ever a time where you can own either a Hilton or Affiliate and not be be a member of (or be allowed to join) the HGVC and get ALL of the features (points, open space reservations, RCI conversion being the most important to us)? Watching the discussion about the Eagle's Nest eBay deal makes me think the sales guy really sent us off the wrong track.

The HGVC rep is not being 100% honest. I know of no prohibition on open season used by resale buyers as long as they become members of HGVC. You can purchase a resale at an affiliate (Maribrisa is an affiliate I think), and not become an HGVC member -- that would preclude you from HGVC benefits, but since the $399 one-time fee and $90 yearly membership fee, is relatively modest, I don't understand why you would not opt into the HGVC system. If you buy at an affiliate through resale and become an HGVC member, all HGVC benefits (except maybe Elite status) are open to you.

That is what the controversy is all about with GP Mar Brisa. The question is: will resale buyers of Mar Brisa be allowed to join the "Club"? The answer is currently, No you will not be able to join the "Club". So, if you do buy GP Mar Brisa resale, ensure by calling HGVC that you can join the "Club" and have it in writing.

If you can't join the club, you will not be able to use the open season, which is left over inventory within 30 days for check out.

If you buy any other affiliate resale, you will be able to buy your way into the "Club" by paying $400 and then $90 every year.

If you do buy GP Mar Brisa resale, please report back on if the "Club" is extended to resale owners.

PS many Tugger's suggest buying one of the LV or Orlando resorts ( resale of course ) to get the best bank for your buck.

Just as those who own units at affiliated resorts may find "club" membership problematic, the ability of true-HGVC owners to cross the affiliation-membrane in the other direction is not quite as effortless as Hilton pretends it to be. "Our" access to affiliated resorts is often limited by the lack of participation by the affiliated-owners and their tendancy to stay "home."

Hence, the old adage that one should buy where one wants to go (mostly).

Thanks to all for their advice. We are looking at a LV, and since we're driving distance from there, it looks like a nice get away location. MarBrisa is closer, but haven't seen any resale for there, and my guess is the ROFR or this club transfer issue is going to make being a bargain there a problem. The point system seems like it will work well for us, because we have a large family and need some flexibility on the lengths of stay. Hopefully, we really will be able to book days that work for us.

With 3 HGVC in Las Vegas, you should not have any trouble getting the dates you want. However, I have learn, the further out your can plan the better your chances.
