Below are excerpts from a recent e-mail I received from sales exec concerning the status of properties and pricing on HHI.

· Marriott’s Barony Beach Club has 255 villas
· Marriott’s Grande Ocean Resort has 289 villas
· Marriott’s SurfWatch has 195 villas
· These three properties combined total about 37,500 timeshare weeks available on Hilton Head Island
· Of 37,500 weeks of timeshare on Hilton Head Island, there are approximately 495 weeks left to sell – most of which consist of Bronze season inventory.

Marriott has some great ads sent to owners telling them how much their weeks are worth and how much the weeks have appreciated in value since they purchased. This is great marketing of a good product. The reality is that you can buy a week for $10,000, $20,000, $30,000, or even $40,000 less resale than you can buy it from Marriott. There is not much chance that the Points offered could equal a savings of $30,000 or more although I am intrigued and researching the value of points. Any Marriott week you are interested in is available resale for 10's of thousands of dollars less than you can buy one from marriott. The sad thing is that red week is one of the higher priced resale sites on the web. Anything you buy on e-bay will be half price or less than the red week prices. Knowledge is power. The next time Marriott tells you what Marriott's are selling for, you have real figures to refute the marketing hype. The 3 resorts you quoted Marriott on are listed below with current sale prices on Marriott. Yes some of them are Platinum. Go to www.redweek.com and click on the individual ads to see if they are platinum or not. Marriott will ROFR e-bay sales often because they are sold at good prices, but they will rarely ROFR the red week prices. By the way, these are asking prices and most owners will take considerably less if you make them an offer. You can lead a horse to water but you can't stop him from buying retail.

Resales

Historically, resales usually go for 50 to 60% of resale.

Saving 10K or more is substantail in my view.

Your data is pretty much meaningless. You don't include the season (Platinum, Gold, Silver, Bronze) that is included in most of the ads (either with a named season or the applicable season weeks) and is necessary to compare your listed asking prices to the developer prices listed in the OP.

As an example, $12,900 would be a great deal for a GO Oceanfront week if it's Platinum; a lousy deal if it's Silver.

Please note where I said to go to redweek.com and click on the ads to see what week they are selling. You will see that some are bronze, but some are gold or platinum. The ads include the season and enough info to make marriott owners (and future owners) realize how low the resale prices are before they purchase retail and find out later. Caveat emptor.

My post is real sale prices from a real resale site, and one of the top resale sites on the web. most of the ads specifically state what view, bed rooms, and season they are selling for. Almost all of these asking prices are negotiable and just because a week has sold by it doesn't mean that it sold anywhere near the asking price. The only thing that is meaningless is the prices Marriott says the weeks are worth resale.

Marriott says a platinum oceanside is selling for$34,900. This seller is asking $25,500 and they will probably take a lot less if you make them a serious offer. This is a minimun difference of $9400. Negotiate and the difference between retail and resale will be even bigger.

You said $12,900 for a silver oceanside would be a lousy deal. It seems that marriott is selling silver oceanside weeks for $16,700, and they are proud of that price. A savings of almost $4000 for an identical purchase would seem like a good deal to me. To pay almost $4000 more to buy the same thing from Marriott than I could have purchased it from an owner would be a lousy deal to me. However a much better deal is the redweek ad for the silver annual oceanside week with an asking price of $7450. This is over 50% less than what Marriott is selling the same thing for, and that is before you even begin to negotiate a lower resale price.

Marriott Barony Beach
A lot of redweek ads do not quote the season. I have been viewed their ads for some time now and I wish all sellers would post that information and OS or OF or GV for Barony and Surfwatch. It is a complaint I have read before.

Some owners or resellers post oceanfront because the resort is on the beach but that does not mean the unit is OF.

On ebay you can get a GO silver week for around 6k. I do not know if they pass ROFR.
