Selling cheap or giving away my timeshare - what paperwork do I need to receive to confirm I no longer own it?

I have a timeshare which I want to unload, but I haven't decided whether to attempt to deed it back to the resort or dump it for $1 on ebay or other websites. In any event, what I really want is to be completely free of any further financial (or other) obligations once the transaction is complete. What paperwork constitutes proof that I am free of all obligations? Thank you.

The deed would have to be recorded with the new owner and your resort would have to acknowledge the transfer. They don't necesarily send you paperwork acknowledging the transfer but you could probably get them to send you an email when it is completed and out of your name.

Thanks, tschwa2. When you say it would have to be recorded with the new owner, does that mean with the county recorder's office, or other?

Usually the buyer and seller sign a purchase agreement - listing the terms.
Then, a new deed must be written in the legal format to conform with the state's requirements.
Then it must be registered with the appropriate county recording office.
Then the registered deed must be sent to, and pass muster, with the resort's title department.

Many people use a timeshare title company to make sure it's done legally - it also helps prevent either party from getting ripped off:

This is who I use - they are Tuggers, they get high marks on TUG, and they are efficient and inexpensive - usually less than $200.
