Well not yet, we have sent in the rescind letter and they have counter offered us with 20,000 bonus points that's really playing with my head.
We bought:
3400 points EOY
Gold season
In vagas, don't have paper work right now but fee's are about $800

Is it worth it to take the deal? I feel like if we buy on second market I'm loosing out on the bonus points. We vacation at least 3 times a year but I don't want to spend $20k either.
This post was written in rush, when I get home ill try to post some details. I have to give them my final answer tomorrow at 10am. I have been reading this site for a week now, I'm glad I found it.

This is a terrible deal. Buy off the resale market and you will be happy. The bonus points aren't really a big deal.

Do not take the deal! Once the bonus points are gone in a year or two, you will still have grossly overpaid for a small number of points. You can get 3400 points resale for $1,000 or less. For less than $10,000, you can buy 7,000 points and may pay the same annual maintenance fee as the 3400-point contract. (I can't remember what size unit those points are for.)

Think of it this way.... You bought a Yugo with a bonus of a years worth of gas and oil changes. Yes that is a nice perk but once the gas and oil change bonuses are gone you are still stuck with a Yugo.

Why are the resale properties so cheap?
Owners want out of the ongoing, ever-increasing maintenance fees, and there are way more sellers than buyers.

The real question should be why are developer prices so expensive. Marketing, salaries, commissions, gifts, and developer profits all add up to hugely inflated timeshare retail prices. The resale prices are true market prices.

As far as HGVC goes, the lower point contracts (3500 and less) are so cheap because you don't pay maintenance fee by the point but by the room type. Thus, a 2 bedroom 3500 point contract pays the same maintenance fee as a 2 bedroom 9600 point contract. Of course you will pay significantly more upfront for the higher point contract.

Forgetting the over-inflated purchase price -- that is $0.27/point annual maintenance fee(MF). That is TERRIBLE! For example, my MF comes out to about $0.14/point.

Put another way, if you bought this, you would be paying about 2X for your vacations vs. mine. Forever. And there are even better deals that get the MF even lower per point than mine.

Bottom line, this is a horrible deal from both the buy-in price and the ongoing MF/point perspectives. Run, don't walk, from this "deal".

Not that 3400 points can get you much of any vacations anyways. You may have to carry over from one year to the next, double up, and than book anything decent. Run, Run, Run, and rescind, rescind, rescind :banana:

Agree with PigsDad, horrible mf per point ratio, I own Hawaii, one of the higher mf locations and my cost is 0.16 (8700pts at $1400). I paid a few thousand more than your $13k for eoy, direct, so this is a real stinker even by HGVC standards. Buying a higher point contract every other year is a better strategy than a low point and having to combine years to get enough points.
