Another Rescind question

Hello all,

I purchased this past week while staying at the Tuscany. I paid over $16,000 for 3,500 points but they were kind enough to knock off $1650 for the 7,000 points we purchased to be there.

My question is does it matter that I purchased property in Utah (Park City). The sales persons said there was no property available in Florida and Utah was the only place they currently had.

Is this a ploy to make rescinding more difficult because it is in two states or should I have no problem as I am still within the 10 days.

If this is a retail purchase directly from HGVC and you can still rescind, RESCIND NOW! All direct purchases are overpriced, no exceptions.

Once you are out of the deal, take your time here, research options, and eventually buy on the resale market. HGVC is a great program, especially buying resale. Generally resale prices are 25% of retail prices or even less, with all the same features except one - elite status which most consider not worth the price.

For reference, 3500 pt every year properties can be had for about $1 a point or less on the resale market.

So, my certified mail (as suggested in the contract) arrived in Orlando on Monday 22nd. I still have not heard anything from HGVC and they have not refunded my down payment.

Does anyone know what is the typical timeframe for receiving your down payment is?

It is not going to happen in two days. More like 2-6 weeks. Several years ago we recinded, and I think it was about 3 weeks before we saw our refund show up on our credit card.

Understood. But if your certified mail was postmarked by the end of the rescission period, no need to be nervous (doesn't matter when they received it, just when it was postmarked). HGVC is a class act, and I have never heard of anyone having an issue receiving their refund.

There has never been a post here which says that HGVC has no honored someones timely rescission. So it may not be fast but it will happen.

Think about it this way, you may not get back your money for about 3 weeks but you will save about $20K over the long haul.

Hello all,

I have seen 3500 points property going for free - $1000 ebay + closing (sometimes ppl who want to get rid of it really bad offers free closing)

Bought Bay Club last Friday, my rescission letter went out Tuesday and I received my refund today. I paid with a Credit Card so might be why it was so fast. Looking for 5000 annual points in Vegas on resale market now.
