$399 convenience charge is what the above firm is charging for the convayence fee for Patriot's Place. Did the Wyndham Transfer fee go up across the board or just at Patriot's Place. Or, is this just a mark-up off the Wyndham fee?

I think neither

If this is the three bedroom christmas week The windham fee is to be paid by the seller as are closing costs. The 2012 maintenance fees have also been paid and the new owner will have a weeks vacation coming to them at Christmas this year . This "convenience fee" is cj's way of getting partial compensation for those maintenance fees...at least thats what it says in the ad

It is for the convenience of becoming the user of the 2012 week. This makes it sort of seem optional (if you choose not to use the week) - but I don't think it is really optional.

Thank you. This appears to be nothing but a Real Estate Commission paid by the buyer.

you say "commission" like it was a dirty word...

In this deal the buyer will pay his bid plus $399, and he will get ownership of a 3 bedroom timeshare with 2012's use included, No fees due until Dec 2012, when his 2013 mf comes due

But to answer your original question its not a markup of the Wyndham fee nor is it closing costs
