There are taxes on svv key west and no taxes on our wkorvn is this normal? Also there is a member fee on wkorvn for 130.21 and no member fee on our 2 keywest, this seems like an odd amount. If you own eoys you pay taxes the year before ownership so you're even when ownership kicks in? We retrod wkorvn with the keywest upgrade in 2011. Hope this makes sense thanks for input

The Florida properties (and probably others) break out the taxes separately.

On the Hawaii unit, look at the budget on the back of the bill, and the items marked "Ad valoreum taxes" are the property taxes -- they're lumped in with your MFs. For WKORVN, you'll see them a few times, as there are different associations that are responsible for different parts of the total MF.

The SVN membership fee is on your first unit ($125.00 or $130.21 in Hawaii) and your second unit ($33.00 or $34.38 in Hawaii). There is no SVN membership fee on any additional units in the same account.

It sounds like your WKORVN is your first unit based on the fee. If the SVV KW's are in SVN, then you should have seen a $33.00 fee on one of the MF statements.

The EOY owernships are paid so that you're paying half of what you owe the year before your use year, and the rest in the actual use year -- so, yes, you're "even when ownership kicks in"

Thanks for help, there is no other fees listed out side of hawaii, I'm sure both properties are svn that's why we bought so we could retro hawaii but now I'm concerned maybe there is some confusion. Could it be the fee won't show up until the year we own.

With both Florida and Hawaii, the property tax is included in your maintenance fee. You won't get a separate bill.

Do some properties actually get a completely separate real estate tax bill?


On our Florida and WDW units, it's part of the MF invoice, and is broken out as a separate line item on the first page ("2012 Estimated Real Estate Tax").

On our Hawaii units, it's part of the MF invoice, but it's buried in the breakdowns ("Ad Valorem Tax").

On our WLR unit, it's part of the MF invoice, but it's buried in the breakdowns ("Real Estate Tax").

All props have svn listed as well as options and points. If the 33 isn't paid even though it wasn't on bill can they come back and deny access to svn. We won't be trading this until 2013 when ownership kicks in

I recommend that you go to www.mystarcentral.com and use the message function to ask and get an answer directly from Starwood.

I think when you call Starwood tomorrow you will find out that you have identified in a prior post the reason there is no 2012 additional SVN fee for your EOY week (your 2nd Starwood SVN week).

The first year of that EOY use for the 2nd week is 2013. Because you are awarded no StarOptions for SVN use or trading until 2013, the week may be in your account now but it is not yet considered an active week in the SVN.

That will occur in 2013. And, thereafter (for 2013 and each subsequent year that you have 2 Starwood weeks in the SVN), you will be assessed both the main fee and the additional fee. An SVN fee (main or additional) is supposed to be charged every year for both EY and EOY weeks. However, for any additional weeks after 2 in the SVN, you will pay no additional SVN fees. ... eom

The MFs for WMH do not include the real estate tax. We get a separate bill directly from Riverside County every year.

Weird, as our WDW MF bills include the real estate taxes...

Same county, correct? Or is there some boundary line between where WMH and WDW are located?
