HAVE MY MFs REALLY GONE DOWN?!!

Yesterday I received my bill for the maintenance fees for my timeshare at the Kauai Beach Club. To my shock and delight, they seem to have gone down by about $85. Is anyone else seeing this?

My inlaws also own at Kauai Beach Club. I understand from them that the maintenance fees are indeed lower for 2012. KBC owners have been getting gouged for years now, so the relief must feel especially good.

One reason for the decrease may be related to the many KBC owners defaulting on payment of maintenance fees. I wonder if the realization has finally set in that there is a eventual breaking point if the fees go too high. Just look at the non-stop stream of KBC resales on eBay going for very low prices. The last thing that the KBC board wants to see at this point is even more owner defaults. Otherwise the whole house of cards could come crashing down.

Yes my records show they went down $93 or 5.92%. $1569 for a 2BDRM on Kauai is still a nice value.

No, that's definitely not it. If there are more KBC owners defaulting, I can assure you that your MF will not go down because of that. Someone has to cover the shortage in maintenance fees and it is surely not Marriott.

Did you look at the budget to see which line items account for most of the decrease?

I think there was a special assessment 4 years ago and the payment was spread out over the 3 previous years..

So then the annual operating assessment did not really go down?
